Role Summary
Suma Shilp Ltd is seeking an experienced Senior Manager or Assistant Vice President specializing in Debt Syndication to independently lead and manage the group’s debt syndication vertical. The role covers financing activities across residential, commercial, and GIFT City IFSCA assets, including all active projects such as those within GIFT City and Pashan. This is a high-autonomy individual contributor position with no direct reports, focusing on full ownership from lender coordination and documentation to sanction and disbursement, with strategic backing from senior leadership. This role offers an expanded scope beyond managing a single project, overseeing multi-project syndication and advancing structured financing knowledge including AIF and IFSCA frameworks.
Key Responsibilities
- Independently handle the full spectrum of debt syndication including Construction Finance (CF), Loan Against Property (LAP), Lease Rental Discounting (LRD), structured/quasi-equity, and alternative credit instruments such as REIT/AIF-linked structures regulated by IFSCA across the group's portfolio.
- Serve as the primary daily contact for capital structuring activities, managing multiple project debt lines simultaneously without assistance.
- Develop and maintain strong relationships with credit and relationship teams at NBFCs, banks, and AIFs, aiming for direct credit-committee access.
- Keep abreast of evolving debt and structured credit solutions like AIF gap funding, cross-border IFSCA/GIFT City structures, and propose suitable options to leadership.
- Manage all ongoing financing processes ensuring adherence to timelines for term sheets, sanctions, documentation, and disbursements across projects.
- Coordinate empaneled consultant interactions including engineers, valuers, and legal counsel for due diligence.
- Own all documentation required for lender due diligence such as title documents, RERA approvals, project appraisals, DSCR/LTV calculations, escrow setups, and GIFT City/SEZ specific paperwork.
- Prepare comprehensive side-by-side comparisons of financing proposals based on rates, tenure, covenants, and prepayment conditions for leadership evaluations.
- Maintain an updated group-level tracker covering every financing discussion and its current state across projects and lenders.
- Operate independently with strategic escalation to the Chief Funding Partner when necessary for key decisions.
Candidate Profile and Requirements
- 6-10 years of hands-on experience in debt syndication, structured finance, real estate lending, or NBFC/bank credit or relationship management with personal leadership of at least one significant financing deal.
- Proven ability to independently manage end-to-end financing processes, ideally with exposure to multiple projects or instrument types.
- Strong expertise in Construction Finance, LAP, LRD, structured/quasi-equity instruments, with familiarity or preference toward GIFT City IFSCA frameworks and REIT/AIF-linked structures.
- Keen interest in tracking innovations in Indian real estate debt and IFSCA-regulated financing mechanisms.
- Established or developing relationships with NBFCs and banks’ relationship and credit teams are advantageous but not mandatory with strong deal experience.
- Excellent process discipline to concurrently drive various financing workstreams and manage complex timelines independently.
- Comprehensive knowledge of lender due diligence documentation requirements including title, RERA, appraisal, DSCR/LTV metrics, and escrow procedures.
- MBA in Finance or Chartered Accountant qualification preferred but not compulsory given sufficient deal management experience.
