Maintenance Director

Position Overview

As the Maintenance Director for our Oakwood Village, OH facility, you will oversee and coordinate all Maintenance Department activities, ensuring compliance with federal, state, and local regulations and maintaining a safe, comfortable environment for residents and staff. Reporting directly to the Administrator, you hold full administrative authority over maintenance operations.

Key Responsibilities

• Plan, organize, implement, evaluate, and manage the Maintenance Department and its functions.
• Develop and update maintenance policies and procedures, reviewing them annually for improvements.
• Provide guidance to maintenance staff on departmental policies, equipment usage, and supplies.
• Liaise with other departments (e.g., Dietary, Nursing) to coordinate maintenance services efficiently.
• Generate written and oral reports for the Administrator regarding departmental operations and deficiencies.
• Develop and maintain preventive maintenance programs.
• Submit accident and incident reports within 24 hours and collaborate with Infection Control to classify maintenance functions with potential exposure risks.
• Ensure proper upkeep and supply management in storage and utility areas.
• Participate in governmental inspections and develop corrective plans for any maintenance deficiencies.
• Manage departmental budget and recommend adjustments as necessary to maintain quality and safety.
• Administer personnel functions including recruitment, scheduling, supervision, evaluations, disciplinary actions, and terminations with fairness and compliance to non-discrimination policies.
• Conduct regular departmental meetings and communicate with maintenance and other department personnel to improve services.
• Oversee staff development through in-service training, orientation, and continuing education initiatives, including compliance with OSHA and CDC training requirements.
• Ensure safety by supervising fire prevention programs, enforcing safety regulations, maintaining equipment and protective gear, and managing hazardous materials safely.
• Maintain documentation such as material safety data sheets, infection control policies, and waste disposal procedures.
• Monitor and maintain inventory of equipment and supplies to prevent shortages and waste.
• Maintain confidentiality and uphold residents' rights during maintenance activities.
• Conduct weekly inspections to sustain quality standards and prepare for emergencies as needed.

Working Conditions

• The role involves working in both office spaces and all areas of the facility including power rooms, resident spaces, and therapy areas.
• Frequent interaction with residents, staff, visitors, and governmental representatives, including under stressful or emotional circumstances.
• Work hours may extend beyond normal shifts, including weekends, holidays, and on-call emergency duties.
