By analyzing real-world consumer behavior, the firm helps validate where to open next and supports clients with tenant representation and full-cycle deal execution. This approach is designed to improve site selection quality and shorten lease timelines for multi-location consumer brands expanding nationwide.
Role Overview
Locate is hiring a Transaction Manager to support national clients. In this role, you will work on a compact, self-directed team that coordinates resources, carries out leases, drives site acquisition, manages renewals, and handles dispositions for corporate customers.
Experience and Mindset
The ideal candidate brings 3 to 5 years of experience in commercial real estate brokerage, transaction management, lease administration, or a closely related area. A valid real estate license is required, along with experience negotiating real estate deal terms. The team is looking for someone who is comfortable with emerging technology, works in an AI-first way, learns new systems quickly, and can take ownership in a startup-style environment.
Responsibilities
- Build, strengthen, and sustain client relationships.
- Plan, oversee, deliver, and document real estate transaction activities.
- Guide field brokers and monitor their work to ensure strong outcomes and proper deliverables.
- Meet client-facing and internal deadlines consistently.
- Use client systems, software, and Locate's internal platform to support the real estate process.
- Work closely with client management teams to coordinate execution.
- Ensure that client policies and quality expectations are followed throughout transaction workflows.
- Create and present both written and verbal presentations, along with strategic plans.
- Track and report occupancy cost reductions and added value delivered to clients.
- Prepare clear project tracking reports, financial reports, and financial analyses.
- Understand corporate structures and adjust communication and work style to fit the client's culture.
- Use relationship-building and leadership skills to drive results.
- Quickly learn and apply new tools and AI-based workflows in day-to-day work.
Requirements
- 3 to 5 years of relevant experience in commercial real estate brokerage, transaction management, lease administration, or a similar function.
- Active real estate license.
- Proven experience negotiating real estate deal terms.
- Comfort with new technology and AI-enabled workflows.
- Ability to learn unfamiliar systems rapidly.
- Strong ownership mindset and readiness to work in a startup environment.
- Good relationship management skills.
- Leadership ability and cross-functional coordination skills.
- Understanding of corporate organizational structures and client culture.
Compensation
The annual pay range is $80,000 to $100,000, depending on experience.
Work Environment
This is an onsite full-time role based in South Carolina, United States.
