Property Management Team Lead

Overview

This role supports a partner organization looking for an experienced Property Management Team Lead based in Germany. The position offers the chance to lead a fully remote team responsible for various property management functions, fostering operational efficiency and high-quality tenant services.

Key Responsibilities

• Oversee daily operational workflows including leasing, rent collections, maintenance coordination, and administrative duties.
• Manage and provide leadership to remote team members such as leasing agents, maintenance coordinators, collections specialists, and administrative personnel.
• Respond promptly to rental inquiries to maximize lead conversions and optimize occupancy rates.
• Track and evaluate key performance indicators like applications, approvals, move-ins, occupancy, collections efficiency, and team productivity.
• Lead rental marketing efforts by managing property listings across platforms including Facebook Marketplace, Craigslist, Zillow, and similar channels.
• Design, execute, and refine advertising campaigns aimed at improving lead generation and conversion effectiveness.
• Analyze advertising campaign results and suggest enhancements for greater efficiency and outcomes.
• Review operational reports covering guest information, application and vacancy statuses, and collections data.
• Manage and follow up on maintenance requests ensuring timely resolution.
• Provide ongoing coaching, feedback, and performance support to team members to foster accountability and development.
• Identify bottlenecks or operational challenges and implement solutions to enhance team performance, workflow efficiency, and tenant satisfaction.

Requirements

• At least five years of professional experience in apartment, multifamily, or residential property management.
• Demonstrated ability to supervise teams responsible for leasing, maintenance, collections, and administrative functions.
• Deep expertise in leasing processes, rental collections, renewals, notices, delinquency management, work order handling, and occupancy strategies.
• Experience managing virtual teams in a structured, remote operational setup.
• Proficient in property marketing and advertising, including crafting and managing rental listings and campaigns.
• Practical knowledge of rental advertising platforms such as Facebook Marketplace, Zillow, and Craigslist.
• Strong leadership qualities combined with excellent communication and problem-solving skills capable of coaching and driving accountability within teams.
• Highly organized with strong capabilities in reporting and detail-oriented performance monitoring.
• Ability to work during U.S. business hours and communicate effectively in English.
• Access to a quiet home office setup, reliable broadband internet with a minimum speed of 10 Mbps and backup, and stable electricity with power backup.
• Familiarity with required hardware/software including Windows 10 or later, macOS Ventura or newer, Intel Core i5 8th generation or later, AMD Ryzen 5 or equivalent processors, and at least 8 GB of RAM.
