Job description

Role overview

We are looking for a highly organized, self-driven, and commercially aware Business Centre Manager to take charge of the day-to-day functioning of our business centre. The position combines elements of leasing, property operations, administration, compliance, and financial monitoring. Your focus will be on keeping occupancy high, ensuring smooth facilities management, and maintaining accurate financial and regulatory records.

You will represent the business centre directly and should be comfortable delivering outstanding service to premium clients while also handling detailed back-office responsibilities.

Language requirement

Fluency in both English and Russian, in written and spoken form, is mandatory.

Occupancy and revenue management

  • Promote and lease individual office spaces according to management’s pricing direction and sales targets.
  • Support tenant acquisition and retention efforts to keep occupancy at the highest possible level.
  • Collect rental cheques, maintain accurate payment schedules, and ensure timely deposit and processing.

Facilities and maintenance

  • Oversee maintenance issues across the building and offices, coordinating with technicians or external contractors for fast resolution.
  • Carry out daily checks to make sure offices, shared areas, meeting rooms, and reception spaces remain spotless, orderly, and presentable.
  • Track, manage, and restock office and pantry supplies so the centre remains well equipped.

Financial tracking and administration

  • Keep detailed unit-by-unit records of business centre expenses for accurate cost allocation and profitability review.
  • Handle local bookkeeping duties, including close monitoring, recording, and reconciliation of petty cash.

Compliance and contract management

  • Collect, verify, and maintain tenant KYC records in line with corporate and local compliance requirements.
  • Ensure lease agreements, renewals, and terminations are correctly documented and kept current.
  • Manage third-party vendor agreements and maintain up-to-date contractor KYC files, including valid trade licences, VAT registration documents, and legal permits.

Qualifications and experience

  • A bachelor’s degree in Business Administration, Finance, or a closely related discipline is required.
  • At least 5 years of UAE experience in managing a business centre, co-working space, serviced offices, or commercial property operations is needed.
  • Applicants should have a demonstrated background in leasing, tenant coordination, and basic financial monitoring.

Technical and professional skills

  • Strong command of numbers, with practical experience handling petty cash, expense logs, and rental cheque records.
  • Working knowledge of property management software, CRM platforms, and Microsoft Excel.
  • Excellent troubleshooting ability and a strong sense of ownership over operational issues.
  • Strong attention to detail, especially when reviewing compliance documents such as VAT records, trade licences, and KYC files.
  • Capability to work autonomously and coordinate several operational tasks at the same time.
