Junior Roofing Project Manager

Position Overview

AlphaX is seeking a Junior Roofing Project Manager / Estimator to assist with various projects involving roofing, waterproofing, deck coating, exterior restoration, and tenant improvements, managing them from initial walk-through to project closeout.

This opportunity suits individuals with 2-5 years of relevant experience who aim to transition into a comprehensive project management role. Key Responsibilities

• Conduct job walk-throughs, take field measurements, and assess existing site conditions.
• Assist with estimating and pricing for roofing, waterproofing, deck coating, balcony repairs, exterior restoration, and tenant improvement projects.
• Prepare cost estimates including labor, materials, equipment, subcontractors, and overall project expenses.
• Support proposal development by drafting scopes of work, exclusions, clarifications, and pricing options.
• Engage with clients to support sales and proposal processes.
• Coordinate projects from planning stages through mobilization, punch list, and closeout phases.
• Collaborate closely with superintendents, crew leaders, subcontractors, vendors, and internal teams to maintain project momentum.
• Perform visits to active job sites to evaluate progress, safety compliance, quality standards, staffing, production, and client satisfaction.
• Maintain project documentation, schedules, change orders, material requirements, and cost tracking.
• Develop relationships with property managers, HOAs, general contractors, commercial property owners, and referral sources.
• Contribute to project profitability, client satisfaction, and timely successful delivery.

Qualifications and Requirements

• 2-5 years experience in roofing, waterproofing, deck coating, exterior restoration, building repair, construction project coordination, or closely related sectors.
• Knowledge of reroofing, leak repairs, waterproofing systems, coatings, and balcony or deck repairs is preferred.
• Willingness and ability to learn estimating, pricing, proposal preparation, and project management methods.
• Comfortable operating both in office settings and on active job sites.
• Excellent communication skills when interacting with clients, crews, subcontractors, vendors, and internal personnel.
• Highly organized with keen attention to detail and strong follow-up capabilities.
• Capable of managing multiple priorities including active sites and client communications simultaneously.
• Strong problem-solving aptitude combined with a proactive ownership attitude.
• Support business development efforts and foster client relationships.
• Experience dealing with multifamily residential, HOA, commercial, or property management clients is advantageous.
• Valid driver's license and reliable transportation are mandatory.

Compensation and Benefits

• Baseline salary ranging between 70000 and 90000 USD annually, commensurate with experience.
