Commercial Manager

Overview

An established residential developer is seeking an experienced Commercial Manager to oversee quantity surveying functions for a major development project consisting of over 500 residential units in Wicklow over the next five years. This role involves leadership, financial management, procurement, contract negotiation, and collaboration with project stakeholders to ensure the successful delivery of projects on time and within budget.

Key Responsibilities

• Lead and manage a team of quantity surveyors to deliver accurate and timely commercial services.
• Prepare detailed project budgets and cost plans, ensuring strict budget control throughout project lifecycles.
• Manage procurement processes and conduct tendering activities for engaging subcontractors efficiently.
• Negotiate contracts, variations, and manage cost-related agreements effectively.
• Continuously monitor project costs, cash flow, and overall financial performance to identify risks and opportunities.
• Compile and present comprehensive monthly commercial reports to senior management.
• Handle risk management, claims resolution, and final account settlements.
• Collaborate closely with project managers, design teams, and company directors to maintain project delivery schedules and budget adherence.

Additional Information

• Location: Ashford, County Wicklow, Ireland.
• Salary range: €115,000 to €125,000 per annum, including car allowance and bonus package.
• Employment type: Full-time, on-site.
