Role Overview

We are searching for a knowledgeable and dependable Handyworker to visit residential rental properties to conduct listing-readiness evaluations, perform repairs, install lockboxes, capture photos and videos, and identify any additional tasks needed before listing, showing, leasing, or tenant move-in.

Key Responsibilities

• Attend residential rental properties for assessments related to listing readiness, access verification, authorized repair visits, and preparation for move-in.
• Inspect property condition to recommend repairs or improvements that impact readiness for listing, showings, or tenancy.
• Take detailed photos and videos of the property, including access points, lockboxes, repairs, and any issues influencing the leasing procedure.
• Install lockboxes and verify access information.
• Complete various general repairs and light property-readiness tasks.
• Create or suggest work orders for further repairs or improvements.
• Return to properties as needed to finish approved work before listing, showings, lease finalization, or move-in.
• Maintain thorough updates with notes, photos, videos, and details of work performed.
• Communicate professionally with landlords, applicants, tenants, and internal staff.
• Recognize when specialized licensed trade workers are required and escalate accordingly.

Typical Tasks Include

• Drywall patching and minor wall repairs
• Caulking and sealing applications
• Touch-up painting
• Repair of doors, locks, hinges, handles, and cabinets
• Basic plumbing troubleshooting and repairs
• Installation of fixtures, shelves, mirrors, blinds, and hardware
• Minor floor, trim, and baseboard repairs
• Support for rental turnover and readiness repairs
• Set up lockboxes and configure access controls
• Conduct property condition checks ahead of listing, showing, or tenant move-in

Candidate Requirements

• Previous experience as a skilled handyworker, maintenance technician, contractor, or a similar role.
• Strong expertise in residential repairs, rental turnover activities, and property readiness standards.
• Dependable personal transportation for travel between work sites.
• Fully equipped with necessary tools available during work.
• Possession of a ladder for on-site tasks.
• An iPhone 13 or an equivalent smartphone with high-quality camera capability.
• Comfortable capturing clear and accurate photos and videos related to property condition, access points, repair issues, and completed work.
• Ability to produce precise notes and status updates after each property visit.
• Capability to work independently without constant supervision.
• Professional demeanor, reliability, punctuality, and attention to detail.
• Effective communication skills with landlords, applicants, tenants where appropriate, and internal teams.

Preferred Qualifications

• Experience handling rental turnover-specific repairs.
• Previous work preparing properties for photography, showings, inspections, or tenant move-in.
• Background in installing lockboxes and ensuring accurate property access details.
• Comfort working in both occupied and vacant residential rental locations.
• Experience supporting leasing, property management, maintenance, or residential service operations.

Professionalism in all communications and rigorous attention to detail in photos, videos, notes, punctuality, and workmanship are key. This person can also distinguish when to handle tasks independently versus escalations requiring licensed tradespeople.
