Role overview
Bayleys Residential is seeking an experienced Residential Property Manager to help expand and oversee portfolios across North Shore, West Auckland, and Pukekohe. This position is aimed at someone who wants greater control over their work, the chance to shape their own success, and the backing of a major New Zealand real estate brand.
The role offers the opportunity to operate your portfolio with a high degree of independence while still benefiting from established systems, brand strength, marketing support, technology, and ongoing guidance. What the role involves
You will be responsible for developing and managing a residential portfolio while providing a high standard of service to both landlords and tenants. The position combines portfolio growth, relationship management, compliance, and day-to-day property oversight.
Key duties
- Expand and manage a residential property portfolio
- Secure new managements and strengthen relationships with clients
- Maintain effective working relationships with landlords and tenants
- Carry out property inspections
- Arrange maintenance and coordinate contractors
- Handle tenancy renewals, rent reviews, and arrears management
- Ensure all work complies with the Residential Tenancies Act
- Keep records and systems accurate and up to date

The ideal candidate will already have experience in residential property management and a solid understanding of the Residential Tenancies Act. A proactive, solutions-oriented approach and an interest in growth and business development are also important. A full New Zealand Driver's Licence is required.
