Position Overview

We are currently recruiting a full-time Property Surveyor based in Dublin, reporting directly to the Regional Repairs and Maintenance Manager. This permanent role involves 39 working hours weekly, Monday through Friday, with occasional requirement to attend meetings during evenings, weekends, and to be on-call for emergencies.

Key Responsibilities

• Oversee and coordinate all property maintenance and repair programs within the assigned region as part of the property team.
• Ensure operations comply with all relevant legislation, policies, and procedures while maintaining professional and respectful conduct.
• Supervise staff and contractors, managing workloads effectively and promoting a positive workplace environment.
• Respond courteously and constructively to tenant concerns or complaints.
• Conduct thorough property inspections, stock assessments, and maintenance scheduling, including emergency repairs and regular upkeep.
• Manage maintenance of building infrastructure such as HVAC, electrical systems, boilers, structural components, landscaping, and appliances.
• Lead procurement activities, contract management, budgeting, and financial oversight related to property maintenance.
• Provide technical support and guidance to staff and residents, fostering safety, compliance, and staff morale.
• Maintain comprehensive records, prepare detailed reports, and liaise with government agencies and regulatory bodies as necessary.

Qualifications and Skills

• Possess a recognized qualification in Construction, Construction Science, or Science/Technology equivalent to NFQ Level 7.
• Minimum of seven years of recent experience in construction or building maintenance, including involvement with tendering and procurement processes.
• Strong expertise in contract document preparation, contract administration, dispute resolution, and procurement management.
• In-depth knowledge of construction law, safety regulations, maintenance planning, and fault diagnosis in building structures and systems.
• Proficient IT skills including the use of computerized maintenance management systems, MS Office Suite, databases, and AutoCAD.
• Excellent leadership, communication, negotiation, analytical, and problem-solving capabilities.
• Valid driving license with personal transport availability is essential.
• Demonstrated commitment to diversity, cultural sensitivity, teamwork, and community service.

Additional Information

• The role demands flexibility to attend meetings outside normal working hours and to be available for on-call duties during emergencies including adverse weather conditions.
• Salary ranges from €44,974 to €58,201; offers are typically made within the early to mid-range depending on experience and skills.
