Operations Manager - Retail Property Portfolio

Role Overview

Join a well-established landlord organization as an Operations Manager responsible for managing a select portfolio of shopping centres located in Brisbane, Queensland. This role involves overseeing day-to-day operations to maintain high standards, ensure compliance, and create a safe and positive environment for retailers, customers, and stakeholders.

Key Responsibilities

• Administer all hard and soft services across the managed shopping centre portfolio.
• Lead contractor engagement including inductions and performance monitoring.
• Implement both preventative and reactive maintenance initiatives.
• Ensure compliance with Work Health and Safety (WHS), risk, and statutory requirements.
• Assist in preparing and managing operating expenses (OPEX) and capital expenditure (CAPEX) budgets.
• Coordinate minor construction works and capital projects.
• Support with tenancy coordination and management of retailer-related activities.
• Develop and maintain strong relationships with contractors, retailers, and internal teams.

Candidate Profile

• Demonstrable experience in retail property management, shopping centres, commercial property, or a comparable environment.
• Background in facilities, maintenance, or operations management.
• Knowledgeable in WHS, risk management, and compliance frameworks.
• Strong capability in stakeholder communication and engagement.
• Financial literacy including reporting and budget management.
• Ability to prioritize effectively and operate with autonomy.
• Relevant credentials in Facilities Management, Engineering, Building Services, or trade certification highly valued.
• Passion for retail property sector and portfolio management.
