Commercial Manager

About the Role

This position is primarily remote, requiring occasional travel to our Glasgow office. The Commercial Manager will oversee full commercial governance for a chain of high street convenience stores, managing reactive and planned maintenance as well as capital works projects. The role emphasizes cost control, subcontractor management, contract compliance, and revenue protection while supporting operational teams to meet financial and contractual obligations.

Key Responsibilities

• Lead the commercial management of subcontractors across maintenance and capital works, ensuring supply chain effectiveness.
• Negotiate and update subcontractor rate cards to guarantee competitive pricing and value.
• Manage contractual relationships, including handling disputes, variations, and ensuring compliance with agreed terms.
• Facilitate subcontractor onboarding processes, such as financial due diligence, rate benchmarking, and assessing capabilities.
• Oversee Work in Progress (WIP) monitoring and valuation to ensure accurate accounting and timely revenue conversion.
• Manage accounts payable by validating and ensuring prompt payment of subcontractor invoices aligned with contracts.
• Ensure cost capturing complies with contractual terms and internal controls; scrutinize and verify payment applications.
• Drive initiatives to optimize costs within the estate and assist the Morrisons 'Saves Plan' financial process.
• Oversee revenue management to align with contracts, maintain margins across operations, projects, and other incomes, and mitigate revenue leakage risks.
• Lead contract change management by preparing, submitting, and negotiating Contract Change Notices (CCNs) and maintaining comprehensive audit trails.
• Manage service credit mechanisms, including assessing, challenging, and mitigating penalties; collaborate with operations to reduce exposure and improve performance.
• Engage with stakeholders such as operations, finance, and procurement teams to enhance commercial performance and provide senior leadership with financial insights and reports.
• Act as a commercial liaison with clients when needed and ensure structured governance for procurement and commercial meetings.

Skills & Experience

• Proven background as a Commercial Manager or Quantity Surveyor in facilities management, retail estates, or construction/capital projects.
• Strong expertise in subcontractor management and negotiating rate cards.
• Hands-on experience with WIP management, revenue recognition, and cost control within high-volume environments.
• Thorough understanding of contract frameworks such as NEC, JCT, or bespoke facilities management contracts.
• Excellent analytical, negotiation, and stakeholder management capabilities.
• Advanced proficiency in Excel and commercial financial reporting tools.

Qualifications

• Preferred degree in Quantity Surveying, Commercial Management, Finance, or related fields.
• Professional memberships like RICS or CIMA are advantageous but not mandatory.
