Role Overview
The Project Manager will be a key member of the Development and Construction Management department, responsible for daily operations contributing to the company's achievements. This role requires extensive experience managing complex entitlement projects and infrastructure efforts, including Specific Plans, General Plan Amendments, and a strong grasp of the CEQA process and Environmental Impact Reports. Success depends on leadership skills as well as existing relationships with jurisdictional personnel.
Key Responsibilities
- Develop accurate project scopes and budgets through precise estimation.
- Ensure the timely and on-budget completion of all tasks within assigned projects.
- Continuously update and communicate project status to stakeholders, clients, and teams effectively.
- Prepare and delegate change orders and contract amendments when necessary.
- Identify potential project risks and communicate them appropriately.
- Oversee sub-contractors and vendors to fulfill project requirements.
- Apply innovative problem-solving approaches to overcome project challenges.
- Maintain high standards for internal and external interactions with team members, clients, and vendors.
- Provide leadership and guidance to the project management team and junior staff.
- Demonstrate and embody EPD's core values in all interactions.
Qualifications and Experience
- Bachelor's degree with 5 to 7 years of relevant professional experience or an equivalent combination.
- In-depth understanding of entitlement and post-entitlement procedures.
- Strong leadership capabilities and interpersonal communication skills, including emotional intelligence.
- Ability to manage multiple projects concurrently with effective problem-solving.
- Eagerness to learn all facets of development and construction processes, including CEQA and associated technical studies.
- Proficiency with Microsoft Word and PowerPoint at an intermediate level.
- Preferred experience with development and project management software like SmartSheet, Microsoft Project, or Bluebeam.
- Skilled in interpreting technical reports, designs, construction drawings, and municipal regulations.
- Experience with construction permitting is advantageous.
