Position Overview

The Project Manager is tasked with the planning, coordination, and successful execution of capital improvement projects, upgrades to facilities, attraction developments, site enhancements, infrastructure improvements, and various special projects across Arizona Boardwalk properties. This role manages projects from initial concept to final completion, assuring that all objectives are achieved safely, on time, within budget, and consistent with strategic priorities and guest experience standards.

Key Responsibilities

  • Lead and coordinate assigned projects ensuring alignment with Arizona Boardwalk's mission, strategy, and operational goals.
  • Create detailed project scopes, budgets, schedules, milestones, and implementation plans for assigned initiatives.
  • Oversee all project stages including planning, design, permitting, procurement, construction, installation, commissioning, and project closeout.
  • Track progress and deliver regular updates to Executive and Senior Leadership regarding project status.
  • Set project priorities and hold internal and external stakeholders accountable for deliverables.
  • Identify potential risks, analyze their impact, and implement mitigation strategies to avoid project disruption.
  • Maintain rigorous project documentation encompassing schedules, contracts, reports, records, and change controls.
  • Conduct project meetings to ensure clear communication of objectives, timeline, and expectations.
  • Develop and refine project management standards and procedures organization-wide.
  • Manage facility renovations, infrastructure projects, and improvement initiatives throughout Arizona Boardwalk's properties.
  • Support attraction improvements and development of new guest experiences and revenue opportunities.
  • Supervise construction efforts to guarantee compliance with specifications, quality, and operational needs.
  • Coordinate with operational teams to minimize disruption to guests, tenants, staff, and business operations during projects.
  • Evaluate project feasibility, cost estimates, scheduling, and operational implications for leadership review.
  • Engage in future planning for attractions, exhibits, amenities, and campus expansion projects.
  • Solicit, assess, and manage contracts and relationships with contractors, consultants, and vendors.
  • Review project scopes, change orders, schedules, payments, and deliverables for accuracy and completeness.
  • Monitor contractor quality, performance, safety practices, and adherence to set timelines.
  • Facilitate effective communication among project teams and external partners for successful delivery.
  • Resolve conflicts and challenges in a professional, collaborative manner.
  • Contribute to budget preparation and financial management of projects and forecasts.
  • Control expenditures within approved budgets while identifying cost-saving and value engineering opportunities.
  • Verify invoices and payments related to projects for accuracy and policy compliance.
  • Provide budget status reports and financial updates to executive leadership.
  • Support long-term capital planning and investment decisions with leadership.
  • Ensure compliance with applicable building codes, safety regulations, permits, ADA standards, and company policies.
  • Manage regulatory inspections, permits, licenses, and approvals linked to projects.
  • Promote safety awareness and culture among contractors and project teams.
  • Proactively identify issues that might impact scope, timeline, cost, safety, or quality and address them promptly.
  • Maintain thorough project records for compliance and operational referencing.
  • Collaborate with executive leadership on research, development, and rollout of new initiatives and special projects.
  • Lead special projects from inception through implementation, overseeing schedules and budgets.
  • Interface with internal and external stakeholders across all project phases.
  • Support enhancements to guest experience, operational efficiency, facility excellence, and profitability.
  • Assist in feasibility studies, due diligence, and operational assessments for potential projects.
  • Perform additional assignments, administrative tasks, or projects as assigned.

Required Qualifications and Skills

  • Bachelor's degree in Construction Management, Engineering, Architecture, Project Management, Business Administration, or a related discipline, or equivalent professional expertise.
  • At least three years of progressively responsible experience managing projects.
  • Proven capabilities in handling budgets, timelines, contractor and vendor relationships, and capital projects.
  • Strong organization, analytical thinking, negotiation, and problem-solving skills.
  • Self-motivated with aptitude for planning, prioritizing, and achieving objectives independently and within teams.
  • Excellent written, verbal, and interpersonal communication abilities.
  • Proficiency with Microsoft Office suite and project management tools.
  • Experience in hospitality, entertainment, tourism, attractions, commercial development, facilities management, or construction sectors preferred.
  • Project Management Professional (PMP) certification is a plus but not mandatory.
