FM-Caretaker

Overview

This role focuses on maintaining the upkeep, safety, and quality of communal areas within the property.

Key Responsibilities

• Maintain cleanliness and high standards in communal spaces according to a set cleaning schedule.
• Conduct regular health and safety inspections and take or report necessary actions.
• Identify, report, and arrange repairs or hazard rectifications, while overseeing progress as needed.
• Perform grounds maintenance tasks such as grass cutting, hedge trimming, plant care, weed treatments, and minor planting.
• Coordinate with external agencies and contractors to ensure efficient waste disposal, vermin control, and maintenance services.
• Carry out minor repairs including lock changes, plastering, painting, decorating, and carpentry tasks.
• Arrange for the removal of bulk rubbish using skips and liaise with refuse contractors to resolve any performance issues.
• Monitor fire safety and security equipment, inspect lifts and phone entry systems, and report abandoned vehicles.
• Participate in relevant training and promote the association positively in all duties.
• Perform other related tasks that align with the caretaker role.

Requirements and Qualifications

• At least two years’ experience in a similar caretaker or facilities maintenance position.
• Solid proficiency in general DIY and minor repair work.
• Efficient in managing communications and negotiations with external agencies, prioritizing deadlines, costs, and quality control.
• Strong problem-solving abilities and aptitude for multitasking daily responsibilities.
• Possession of a full, current driving license and knowledge of manual handling techniques.
• Good awareness of health and safety regulations and procedures.
• Capability to work collaboratively within a team and with individuals across various organizational levels.
• Physically capable to perform manual labor aspects of the job.
