Position Overview
As Assistant Director of Leasing at Gardens by the Bay, you will assist the Senior Director of Retail & Leasing in formulating and executing leasing strategies aimed at optimizing tenant composition, occupancy rates, and revenue objectives. Your role involves in-depth market analysis, competitor benchmarking, and interpreting customer behavior insights to uncover leasing prospects and advise on enhancing the tenant mix.
Key Responsibilities
You will take the lead in sourcing and attracting tenants whose profiles align with Gardens by the Bay’s brand positioning. Managing all aspects of leasing transactions—ranging from new lease agreements to renewals and tenancy matters—will be fundamental, ensuring adherence to organizational, legal, and regulatory standards. Establishing and maintaining strong, enduring relationships with current and potential tenants will be essential to boosting tenant satisfaction and retention rates.
Furthermore, you will oversee administrative tasks related to tenancy, manage arrears, resolve tenancy-related concerns, and collaborate with other departments to facilitate seamless leasing processes.
Qualifications and Requirements
- A degree in Real Estate, Business, Marketing, or an associated field.
- At least 8 to 10 years of pertinent experience in leasing, particularly within retail, commercial, or mixed-use property sectors.
- Proven abilities in lease negotiation, tenant relationship management, and handling property portfolios.
- Comprehensive knowledge of leasing practices, market conditions, and applicable legal frameworks.
- Technical expertise in building services and Mechanical & Electrical (M&E) systems to evaluate the practicality of commercial proposals, assess tenants’ technical needs, and coordinate with engineering and development professionals.
- Strong commercial insight combined with proficient analytical and problem-solving skills.
- Excellent abilities in negotiation, communication, and managing various stakeholders.
- Capability to operate independently, juggle multiple responsibilities efficiently, and thrive in a dynamic work environment.
- Willingness to work during weekends and Public Holidays to support operational events, tenancy management, and conduct ad-hoc tenant inspections.
