Glasshouse Property Management oversees over 1,300 residential properties in the Waikato region, ensuring both owners' significant investments and tenants' homes are well cared for. Their dedicated team focuses on attention to detail and providing outstanding service.
Role Overview
Reporting directly to the General Manager, the Operations Manager leads the Property Management team and manages daily operational activities. This position demands hands-on leadership, combining team guidance, operational oversight, compliance adherence, and delivering exceptional service. It is designed for a seasoned Property Management expert seeking a senior leadership role.
Key Responsibilities
- Provide day-to-day leadership and support to the Property Management team.
- Assign property portfolios and workloads to ensure balanced and efficient coverage.
- Coach, mentor, and foster professional development within the Property Managers.
- Early identification and resolution of operational challenges through practical solutions.
- Lead onboarding and comprehensive training of new Property Managers.
- Offer portfolio coverage during planned and unforeseen staff absences.
- Supervise the complete property management lifecycle, including marketing, tenant placement, rent adjustments, inspections, tenancy changes, and debt management.
- Ensure Property Management systems are effectively supporting team performance.
- Continuously refine and enhance systems, internal processes, and workflows throughout the organization.
- Guarantee compliance with the Residential Tenancies Act 1986 and Healthy Homes Standards.
- Support staff in handling complex issues involving owners and tenants and manage escalations as needed.
- Track and report key operational metrics such as vacancy rates, arrears, inspection completion, and maintenance turnaround times.
- Provide ongoing training to the team on systems, procedures, and industry best practices.
Essential Qualifications and Skills
- Possession of NZ Certificate in Residential Property Management (Level 4) and valid full, clean New Zealand driver's license.
- Substantial practical experience in property management, ideally including leadership or mentorship roles.
- Comprehensive knowledge of the Residential Tenancies Act 1986 and Healthy Homes Standards; familiarity with Tenancy Tribunal proceedings.
- Strong organizational abilities to manage a busy operation with attention to detail.
- Calm and composed demeanor under busy or challenging conditions.
- Excellent interpersonal skills capable of earning team trust and encouraging peak performance.
- Proficiency in property management software and Microsoft Office applications.
