Role Overview
TPC Contracting, specializing in commercial interiors general contracting, aims to offer superior construction and property service solutions through effective project execution, dependable partnerships, and client satisfaction. As the firm expands its commercial construction division, it seeks a Project Manager to supervise commercial construction projects throughout all phases, from preconstruction to project closeout.
Key Responsibilities
- Lead the entire project lifecycle for assigned commercial construction projects, encompassing preconstruction, buyout, construction, closeout, and warranty phases.
- Create and sustain comprehensive project schedules in partnership with the Superintendent, anticipating and resolving scheduling challenges.
- Oversee project financials including tracking costs, forecasting, managing change orders, and delivering monthly financial reports to senior management.
- Drive the subcontractor buyout process, including scope assessment, bid comparison, negotiation, and contract finalization.
- Manage procurement activities especially for long-lead items to adhere to schedule requirements.
- Act as the main liaison for clients, architects, and engineers, facilitating OAC meetings and ensuring thorough documentation through meeting minutes.
- Handle submittals, RFIs, and change orders promptly to avoid project delays.
- Detect potential project risks early and create strategies to mitigate impacts on timelines, budgets, or client satisfaction.
- Collaborate with the Superintendent to manage jobsite logistics, enforce safety standards, and ensure quality control.
- Coordinate permitting and inspection processes with relevant local authorities.
- Supervise project closeout activities such as punch list resolution, completion of as-builts, warranty management, and final invoicing.
- Provide guidance and mentorship to project engineers or assistant project managers involved in the projects.
Compensation
The expected annual salary range for this position is $90,000 to $100,000.
