Technical Due Diligence Manager - Data Centers

Position Overview

This role is offered on behalf of a partner company managing all application processes. The Technical Due Diligence Manager will be based in Ireland and focus on assessing the technical viability of large-scale data center and AI infrastructure projects across the EMEA region. The role sits at the crossroads of engineering, real estate, and infrastructure development and involves leading multidisciplinary due diligence efforts that impact significant investment decisions.

Key Responsibilities

• Lead and coordinate technical due diligence activities for data centers, powered land initiatives, and build-to-suit infrastructure ventures.
• Define and manage all relevant engineering, environmental, geotechnical, surveying, utility, permitting, and entitlement assessments necessary to evaluate site feasibility.
• Oversee external partners including engineering consultancies, environmental experts, and technical specialists throughout due diligence phases.
• Analyze technical data and provide clear recommendations that guide infrastructure acquisition and investment choices.
• Identify and evaluate technical risks related to construction feasibility, utilities, environmental restrictions, permitting, zoning regulations, project timelines, and overall viability.
• Develop risk mitigation strategies and effectively communicate these along with their commercial consequences to internal stakeholders.
• Prepare comprehensive technical documentation including reports, executive summaries, and leadership briefings.
• Participate in the creation and refinement of due diligence frameworks, standards, templates, review procedures, and technical guides.
• Cultivate and maintain a reliable network of engineering and technical consulting partners.
• Collaborate extensively with teams from site selection, engineering, legal, finance, energy, network, and project development throughout acquisition life cycles.

Candidate Requirements

• Degree-holder in Civil Engineering, Architecture, Construction Management, Real Estate Development or a closely related discipline, or equivalent professional experience.
• 5 to 10 years engaged in technical due diligence, infrastructure or site development, civil engineering, or major industrial projects.
• Demonstrated leadership in managing multidisciplinary engineering and technical teams as well as external consultants.
• Expertise in geotechnical studies, environmental assessments, zoning, permitting, utility coordination, infrastructure construction, and entitlement processes.
• Capability to interpret complex engineering data and translate findings into actionable, business-oriented advice.
• Strong analytical thinking, project management skills, and proficiency in risk evaluation.
• Excellent verbal and written communication skills, with aptitude for engaging senior leadership audiences.
• Comfortable working autonomously within dynamic environments and contributing to the development of new operational standards.
• Prior experience with hyperscale data centers, AI infrastructure, mission-critical facilities, or infrastructure acquisition programs is highly advantageous.
• Professional certifications such as Professional Engineer (PE), PMP or equivalent are beneficial.
• Knowledge of utility infrastructures, power markets, or transmission networks is a plus.
