Position Overview

We are looking for an experienced on-site Project Manager to oversee large-scale construction projects, preferably those exceeding $30 million in value. The candidate will serve as the primary representative at the construction site, responsible for administrative oversight and acting as the main liaison for clients throughout the project lifespan. Additionally, the Project Manager will provide leadership and guidance to the project team to ensure successful project execution.

Key Responsibilities

• Collaborate with the estimating team during the preconstruction phase.
• Examine project plans, specifications, and requirements carefully.
• Develop project-specific logistics and safety strategies.
• Create detailed scopes of work aligning with Fortune-Johnson standards as well as with project plans and specifications.
• Timely selection and procurement of subcontractors.
• Oversee prompt delivery of materials and equipment to the construction site.
• Regularly track project progress concerning schedule, cost, quality, and procedure compliance.
• Manage and control project budgets effectively.
• Prepare and analyze monthly cost forecasts and updates.
• Supervise the pay request and billing processes thoroughly.
• Handle Requests for Information (RFIs), submittals, change orders, and manage all project documentation flow.
• Work closely with the Project Superintendent to ensure project success.
• Ensure all work activities adhere to the project timeline.

Required Qualifications and Skills

• Minimum of 5 years of relevant experience, ideally in wood-frame multifamily construction projects exceeding $20 million.
• Proven leadership abilities with a demonstrated capacity to overcome challenges, solve problems, and inspire team members while maintaining strong client relationships that meet or exceed expectations.
• Strong organizational and multitasking skills.
• Experience supervising, mentoring, and developing team members.
• Excellent verbal and written communication skills.
• Proficient in computer use including email, internet research, Microsoft Office applications (Word, Excel, Office suite), and project management software such as Procore.
• Ability to cultivate and maintain productive professional relationships with owners, architects, engineers, and subcontractors.
• Team-oriented mindset and the ability to thrive in a fast-paced, high-pressure environment.
• Exceptional planning, organizational, and project management capabilities.
