Job Overview

Our client is seeking a dependable and experienced Handyworker to manage tasks at residential rental properties. Responsibilities include conducting listing-readiness assessments, performing basic repairs, installing lockboxes, documenting property conditions through photos and videos, and identifying further needed work before properties are listed, shown, leased, or prepared for move-in.

As a full-service leasing partner, the client leverages proprietary technology to assist landlords in leasing properties faster, reducing vacancies, and screening applicants efficiently. Rental units are syndicated across MLS and over 20 platforms, handling everything from listing to move-in.

Key Responsibilities

• Visit residential rental properties to perform listing-readiness inspections, access verification, repair tasks, and preparation for move-ins.
• Assess property conditions and note repairs or improvements required to meet listing and move-in standards.
• Capture clear, detailed photos and videos of properties, access points, lockboxes, repairs, and any concerns affecting the leasing process.
• Install lockboxes and verify access settings.
• Carry out general repairs and property maintenance tasks.
• Initiate or recommend further work orders for necessary follow-up repairs or improvements.
• Complete approved repair tasks during follow-up visits if needed.
• Provide comprehensive updates, including written notes, photos, and videos documenting completed works.
• Maintain professional communication with landlords, applicants, tenants (where relevant), and internal teams.
• Recognize when specialized licensed trades are needed and escalate accordingly.

Common Repairs and Tasks

• Minor drywall repairs and patching.
• Caulking and sealing work.
• Paint touch-ups.
• Door, lock, hinge, handle, and cabinet fixes.
• Basic plumbing-related repairs.
• Installing fixtures, shelves, mirrors, blinds, and hardware.

Candidate Requirements

• Proven experience as a handyworker, maintenance technician, contractor, or in a similar capacity.
• Comprehensive knowledge of residential repairs, rental turnover processes, and property readiness standards.
• Reliable personal transportation and availability of necessary tools at all times.
• A ladder for use at various job sites.
• Possession of a smartphone (iPhone 13 or equivalent) with a high-quality camera.
• Comfortable capturing clear photos and videos and preparing detailed notes after visits.
• Ability to work independently with minimal oversight.
• Professionalism, punctuality, reliability, and strong attention to detail.
• Effective and respectful communication skills for interactions with landlords, applicants, tenants, and team members.

Preferred Qualifications

• Experience handling rental turnover repairs and preparing properties for photos, inspections, or move-in.
• Familiarity with installing lockboxes and managing access arrangements.
• Background working inside occupied or vacant residential rental homes.
• Exposure to leasing, property management, maintenance, or residential service operations.
