Role Overview

We are seeking a dependable and skilled Handyworker to handle residential rental properties by performing listing-readiness inspections, general repairs, lockbox installations, photography, and video documentation. The role involves identifying further maintenance tasks that prepare properties for listing, showings, lease signing, or tenant move-in.

Key Responsibilities

• Visit residential rentals for condition assessments, access verification, repair visits, and move-in preparations.
• Evaluate the overall property state and determine necessary repairs or improvements impacting listing or move-in readiness.
• Record clear photos and videos covering property condition, access points, lockboxes, repairs, and potential issues.
• Set up lockboxes and verify access details.
• Execute general maintenance and light repair tasks.
• Recommend or create additional work orders for follow-up repairs as needed.
• Return to complete approved repair orders prior to listing, showings, leasing, or tenant occupation.
• Provide detailed updates, including photographs, videos, and notes on work finished.
• Engage professionally with landlords, applicants, tenants, and internal teams.
• Recognize situations requiring licensed professional intervention and escalate accordingly.

Common Repair Duties

• Minor drywall patching and wall fixes.
• Caulking and sealing tasks.
• Painting touch-ups.
• Repairs to doors, locks, hinges, handles, and cabinets.
• Basic plumbing fixes.
• Installing fixtures, shelves, mirrors, blinds, and hardware.
• Small repairs to flooring, trim, and baseboards.
• Turnover and readiness repairs specific to rentals.
• Installation of lockboxes and access system setup.
• Property condition verification before listing, showings, or tenant move-in.

Candidate Requirements

• Prior experience as a capable handyworker, maintenance technician, or contractor in similar roles.
• Expertise in residential repair work, rental turnover, and property preparation standards.
• Availability of a reliable vehicle for travel.
• Having necessary tools readily available in the work vehicle.
• Access to a ladder for on-site tasks.
• Use of a smartphone equivalent to iPhone 13 with a high-quality camera.
• Comfortable capturing clear photographic and video documentation of properties, repairs, and access details.
• Strong note-taking skills and ability to provide concise visit reports.
• Capable of working independently with little supervision.
• Professionalism, punctuality, reliability, and strong attention to detail.
• Effective communication skills with landlords, applicants, tenants, and team members.

Preferred Qualifications

• Hands-on experience with rental turnover repair tasks.
• Experience in preparing rental homes for photography, showings, inspections, or move-in.
• Familiarity with installing lockboxes and managing property access arrangements.
• Background working inside both occupied and vacant rental residences.
• Experience supporting property leasing, management, or maintenance operations.

• Possession of reliable transportation suitable for travel between job sites.
• Equipped with necessary tools and ladder at all times during assignments.

• Ability and willingness to travel to various residential rental properties.
• Capacity to submit timely, clear updates with supporting photos, videos, and notes after each site visit.
