Role Overview
The General Manager of Construction Projects leads the project team and is accountable for steering the strategic planning, execution, and successful delivery of construction initiatives. This role involves comprehensive oversight including contractor engagement, budgeting, scheduling, procurement, quality assurance, and safety adherence. Close collaboration with engineers, project management consultants, architects, and vendors is essential.
Key Responsibilities
- Develop strategic plans and goals for construction projects that align with company objectives.
- Formulate preliminary budgets in partnership with architects, PMC, and consultants, including calculating costs for client-requested changes.
- Manage contract processes by shortlisting contractors based on tender pre-qualification, maintaining updated lists of qualified contractors, vendors, and consultants, and participating in tender negotiations organized by PMC.
- Coordinate with architects, PMC, and service consultants during tender preparation and finalization, ensuring tender accuracy.
- Create and monitor project schedules, identifying and resolving delays to guarantee timely completion.
- Oversee budget adherence, implement cost controls, and maximize project profitability.
- Enforce quality standards and policies at all stages by reviewing drawings with consultants and maintaining rigorous quality controls.
- Supervise procurement operations, including vendor selection, contract negotiation, and sourcing materials to ensure timely and cost-effective supply.
- Ensure compliance with all health, safety, and environmental regulations; implement robust safety protocols to maintain a safe work environment.
- Facilitate communication through regular meetings, progress reports, and stakeholder updates.
- Lead and mentor project managers, engineers, supervisors, and other team members to drive effective project execution.
- Maintain data regarding construction materials and support finance and marketing teams with budgetary and project-related information.
- Document all work progress and related paperwork meticulously.
Internal and External Coordination
- Collaborate extensively across all functional departments internally.
- Work closely with external consultants including architects, structural engineers, PMC/service consultants, MEP specialists, and landscape architects.
Qualifications and Experience
- Bachelor of Engineering in Civil or Bachelor's in Architecture.
- 10 to 15 years of progressive experience in construction project management.
Essential Skills and Knowledge
- In-depth industry knowledge related to construction.
- Strong negotiation and problem-solving capabilities.
- Excellent interpersonal and leadership skills, including risk management.
- Proficiency in computer applications like MS Office Suite (Word, PowerPoint).
- Ability to interpret CAD and structural drawings accurately.
