Building Management System Operator

Overview

This role is specifically open for Saudi nationals. The Building Management System (BMS) Operator is tasked with overseeing, managing, and maintaining building automation systems to guarantee optimal performance of building infrastructures including HVAC, electrical, plumbing, fire alarm, and other interconnected subsystems.

Key Responsibilities

• Continuously monitor Building Management System (BMS) operations to ensure all related building systems are functioning efficiently.
• Respond swiftly to any system alerts, malfunctions, or irregular operating conditions.
• Supervise HVAC, electrical, lighting, plumbing, fire alarm, and other integrated building systems through the BMS interface.
• Collaborate with maintenance teams to diagnose and resolve system problems.
• Carry out regular system inspections and document any equipment anomalies.
• Prepare operational reports on a daily, weekly, and monthly basis from BMS data.
• Maintain logs of alarms, events, maintenance tasks, and corrective measures.
• Contribute support to preventive and corrective maintenance efforts.
• Monitor energy usage and suggest measures to enhance operational efficiency.
• Ensure that all activities comply with health, safety, and operational protocols.
• Escalate urgent or critical system issues to the Facilities Management team as required.
• Keep precise system records and operational documents up to date.
• Provide assistance during emergencies by monitoring and managing building systems as necessary.

Qualifications

• A Diploma or Bachelor’s degree in Electrical Engineering, Mechanical Engineering, Electronics, Building Services, Facilities Management, or a related discipline is required.

Technical and Professional Skills

• Solid understanding of Building Management Systems (BMS).
• Familiarity with HVAC, electrical, plumbing, and fire protection systems.
• Competence in interpreting system alarms, data trends, and technical information.
• Basic troubleshooting and fault analysis skills.
• Strong analytical thinking and problem-solving aptitudes.
• Excellent communication skills along with the ability to work effectively within a team.
• Proficient computer skills, particularly with Microsoft Office software.
• Willingness to work in rotating shifts if needed.
• Awareness of health, safety, and facility management standards.

Preferred Experience

• Between 2 to 4 years of practical experience operating Building Management Systems.
• Experience working with BMS software platforms such as Honeywell, Siemens, Schneider Electric, Johnson Controls Metasys, or Tridium Niagara is advantageous.
