About the Role
Aditya Birla Housing Finance Limited (ABHFL), a subsidiary of Aditya Birla Capital, is a registered housing finance company established under the National Housing Bank Act, 1987. Role Context and Challenges
The Risk team, which plays a crucial role in underwriting and risk management, supports sustainable business growth by working closely with the Sales and Sourcing team. As a member of the Technical team under Risk & Compliance, the Area Technical Manager is responsible for thorough due diligence of underlying securities, mainly real estate properties, providing vital inputs for credit decision-making, and ensuring strict adherence to turnaround times (TAT). Additional duties include keeping the management informed on statutory regulations, property price trends, market supply and demand, and broader economic impacts affecting real estate.
Key Responsibilities
- Develop and review city-specific policy and process documents to accommodate local deviations and introduce mitigations.
- Contribute to updating technical, vendor management, and audit policies.
- Manage vendor relations for assigned zones including empanelment, regular performance reviews, and monitoring of TAT compliance.
- Address and resolve valuation-related queries from zonal teams.
- Conduct periodic audits of vendors and monthly audits of sampled property valuations and lease rentals across zones.
- Evaluate construction finance projects by performing site visits, verifying project approvals, and undertaking detailed techno-economic feasibility studies.
- Analyze project lifecycles, cost breakdowns, and ensure regulatory compliance with development control regulations and permissions.
- Prepare primary feasibility reports for construction finance and debt syndication proposals.
- Monitor project progress and fund utilization, providing quarterly progress reports.
Requirements and Qualifications
- Bachelor's degree in Civil Engineering.
- Minimum of 5 to 8 years’ combined experience in construction and property valuation, preferably within banks or NBFCs.
- Strong analytical skills, attention to detail, and the ability to make sound decisions.
- Good understanding of market conditions and real estate economics supported by a robust industry network.
