Residential Property Manager

Overview

We are looking for an experienced and proactive Residential Property Manager to lead the day-to-day management of multiple residential properties in Jeddah. This role offers the chance to manage elite residential compounds, ensuring residents have excellent experiences and operational standards are met.

Key Responsibilities

• Manage daily operations across assigned residential assets, maintaining premium presentation, safety, and tenant satisfaction.
• Handle all resident lifecycle stages including move-ins, move-outs, resolving complaints, and lease renewals, ensuring tenancy registrations on the Ejar platform.
• Develop and supervise service charge and operating budgets annually, including expense forecasts, variance reviews, and financial reporting to property owners.
• Oversee rent invoicing and collection processes, minimizing arrears and enforcing escalation aligned with lease agreements and KSA regulations.
• Direct facilities management vendors such as housekeeping, security, mechanical, electrical, plumbing, and landscaping contractors; conduct performance evaluations to ensure service level agreements (SLAs) and key performance indicators (KPIs) are met.
• Assist leasing efforts through unit handovers, marketing coordination, and maintaining accurate tenancy and occupancy data.
• Prepare monthly management reports on financial outcomes, occupancy statistics, maintenance, and resident feedback.
• Ensure compliance with relevant local laws and regulations including REGA, Ejar, Civil Defence, municipal guidelines, and internal Savills policies.

Required Skills and Qualifications

• A bachelor’s degree in Business Administration, Real Estate, Engineering, or a related discipline.
• Between 5 to 8 years of experience in residential property management, preferably with gated communities or multi-unit residential properties within Saudi Arabia or the GCC.
• Strong proficiency with Microsoft Excel, Word, and PowerPoint; experience using property management software like Yardi is advantageous.
• Familiarity with the Ejar platform and Saudi tenancy laws.
• Excellent English communication skills, both written and spoken; Arabic proficiency is highly desirable.
• Customer-centric approach with confidence in building and sustaining relationships with landlords, residents, and service providers at various levels.
• Experienced in leading operational teams and contractors on-site to ensure accountability and high service quality.
• Solid financial skills including budgeting, service charges, rent collection management, and preparing financial reports.
• Effective problem-solving ability to address resident and operational challenges professionally and diplomatically.
• Strong written communication skills for preparing detailed reports and clear communications to stakeholders.
• Highly organized with the capacity to manage multiple priorities and deadlines efficiently in a fast-paced setting.
• Ability to collaborate with leasing, facilities, and finance departments while independently managing site responsibilities.
• Residency in Jeddah with willingness and availability to travel within Saudi Arabia as needed.
• Possession of a valid driver's license and reliable transportation.
