Regional Property Manager

Role Summary

The position of Regional Property Manager involves leading a group of property managers who handle various properties in the Indianapolis region.

Key Responsibilities

• Lead and manage a team including Property Managers, Leasing Agents, and Maintenance Technicians by setting clear job targets, aiding with planning, reviewing performance, coaching, and collaborating with HR as needed.
• Ensure effective cooperation with leasing teams.
• Organize and facilitate monthly property manager meetings and quarterly field inspections.
• Support recruitment processes and supervise hiring with human resources.
• Engage in discussions about promotions, role changes, and property manager assignments.
• Develop, implement, and enforce proper utilization of systems, reports, policies, and standard procedures.
• Define department objectives, establish performance indicators, optimize operations, and evaluate results.
• Manage tenant, owner, and interdepartmental customer service concerns promptly and effectively.
• Deliver attentive service to residents to ensure satisfaction of their needs.
• Regularly inspect properties to maintain cleanliness, upkeep of common areas, and building standards compliance.
• Negotiate service contracts with vendors.
• Coordinate with maintenance teams to promptly address escalated or emergency repair issues.
• Review management reports across all properties, provide constructive feedback, and recommend operational improvements.
• Maintain open communication with property owners regarding vacancies, tenants, property condition, staff, and financial matters.
• Collaborate with senior management to analyze portfolio performance and derive insights.
• Engage with new clients offering solutions in leasing and resident services.

Qualifications

• At least five years of experience in property management.
• Between three to five years of experience leading teams.
• Excellent verbal and written communication abilities.
• Knowledge of property management software platforms.
• Proficiency with Microsoft Office applications including Word, Excel, and Outlook.
• Possession of a valid driver's license and personal vehicle.
