Overview
The Projects Manager oversees task distribution within the team according to experience and workload, directing the entire project lifecycle from planning to execution and final handover. This role includes managing site operations, coordinating with technical offices, factory teams, subcontractors, and ensuring project delivery within scheduled timelines and budget constraints.
Responsibilities
- Conduct site inspections, measurements, and surveys during the tender phase.
- Support the tender and estimation teams by providing optimal unit rates for installation and site activities.
- Develop and update project schedules based on client needs.
- Negotiate and finalize subcontractor agreements ensuring rates align with project budgets.
- Provide accurate production rates for all site activities and develop project execution plans.
- Take full accountability for the successful execution of ongoing projects within planned budgets.
- Manage relationships with stakeholders including main contractors, consultants, project managers, and clients.
- Coordinate communications among clients, consultants, architects, subcontractors, and site personnel.
- Review and approve shop drawings, material specifications, bills of quantities, and project timelines.
- Collaborate with technical and factory teams to ensure timely material delivery.
- Supervise site teams to guarantee installations meet project requirements.
- Monitor timelines, budgets, and resource use effectively.
- Perform daily site inspections to maintain high quality workmanship and finishes.
- Address technical and operational challenges during project realization.
- Evaluate site productivity against targets using reports.
- Ensure adherence to health, safety, and environmental guidelines.
- Compile monthly progress reports, project status updates, and handover documents.
- Manage variation orders, claims, and documentation processes.
- Lead and coordinate project and site engineers.
- Work closely with technical and factory teams to align production with site demands.
- Oversee timely submission of technical submittals, work inspection requests, inspection requests, and interim payment certificates.
- Follow up on approvals and collection of payment certificates from clients.
- Review contractor invoices, verifying quantities and pricing.
- Collaborate with procurement and technical engineering teams to assess change orders.
Key Performance Indicators (KPIs)
- Variance between planned and actual project timelines.
- Budget variance comparing estimated versus actual costs.
- Efficiency in resource utilization.
- Quality compliance compared to predefined standards.
- Satisfaction levels of project stakeholders.
