About the Role
Our client is seeking a dependable and experienced Handyworker to service residential rental properties by conducting readiness inspections, performing general maintenance and repairs, installing lockboxes, capturing detailed photos and videos, and identifying any further work needed before properties are listed, shown, leased, or ready for occupancy.
The company specializes in end-to-end leasing services enabled by proprietary technology designed to help landlords reduce vacancy time and efficiently screen applicants. They distribute rental listings across MLS and more than 20 other platforms, managing all leasing steps from initial listing to move-in.
Key Responsibilities
- Visit residential rental properties to perform listing-readiness appraisals, access verification, authorized repairs, and move-in preparation tasks.
- Assess and document property condition, noting repairs or upgrades recommended for improving listing, showing, or move-in quality.
- Take high-quality photographs and videos detailing property status, access points, lockbox installations, repairs, and any issues potentially impacting leasing.
- Install lockboxes and verify access credentials.
- Carry out general maintenance and light repairs supporting property readiness.
- Initiate or suggest additional repair work orders as necessary for follow-up.
- Return to properties to complete approved repairs before listing, showing, lease finalization, or tenant move-in when required.
- Provide comprehensive updates, including written notes, photos, and videos documenting completed tasks.
- Maintain professional communication with landlords, applicants, tenants, and internal teams.
- Recognize when specialized licensed trades are required and escalate accordingly.
Typical Tasks May Include
- Patching drywall and fixing minor wall damage.
- Applying caulking and sealants.
- Performing paint touch-ups.
- Repairing doors, locks, hinges, handles, and cabinetry.
- Handling basic plumbing repairs.
- Installing fixtures, shelves, mirrors, blinds, and hardware.
- Fixing minor flooring issues, trims, and baseboards.
- Conducting rental turnover and listing readiness maintenance.
- Setting up lockboxes and access arrangements.
- Inspecting property condition prior to listings, viewings, or move-ins.
Qualifications and Requirements
- Previous experience as a skilled handyworker, maintenance technician, contractor, or comparable role.
- Proven knowledge of residential repair work, rental turnovers, and readiness standards.
- Reliable personal transportation.
- Possession of essential tools carried on site.
- Availability of a ladder at job locations.
- Use of an iPhone 13 or equivalent smartphone with a high-resolution camera.
- Ability to capture sharp photos and videos of properties, access areas, repairs, and completed activities.
- Competency in writing clear notes and submitting detailed visit reports.
- Ability to operate independently without close supervision.
- Professionalism, reliability, punctuality, and attention to detail.
- Effective and respectful communication with landlords, applicants, tenants, and team members.
Preferred Experience
- Experience in handling rental turnover repairs.
- Involvement in preparation of rental properties for photography, showings, inspections, or move-in readiness.
- Expertise in lockbox installation and access confirmation.
- Comfort working inside both occupied and vacant residential rental properties.
- Background supporting leasing, property management, maintenance, or residential service operations.

- Must utilize a high-quality camera smartphone to document all visits.
- Must be capable of submitting thorough updates including photos and notes after each property visit.

This position does not involve work requiring licensed trades unless the candidate holds the appropriate licenses. Significant plumbing, electrical, HVAC, gas, structural, or other permit-required repairs must be escalated to qualified professionals.
