Position Summary

We seek a dependable and skilled Handyworker to visit residential rental properties for various tasks including assessing listing-readiness, conducting general repairs, installing lockboxes, capturing photos and videos, and identifying additional work necessary before properties are listed, shown, leased, or ready for tenant move-in.

Key Responsibilities

• Perform on-site evaluations for property readiness, access verification, approved repair tasks, and pre-move-in preparation.
• Inspect overall property condition and recommend repairs or enhancements impacting readiness for listing or tenant occupancy.
• Document with clear photos and videos property conditions, access points, lockbox installations, repairs, and any issues affecting leasing processes.
• Install lockboxes and verify access information.
• Carry out general repairs and light maintenance tasks to prepare properties.
• Develop or suggest additional repair work orders as necessary.
• Return to properties to complete authorized work prior to listing, showings, lease signings, or move-in.
• Provide detailed updates, notes, photos, and videos of completed work.
• Maintain professional communication with landlords, applicants, tenants when relevant, and internal teams.
• Recognize when specialist licensed trades are needed and escalate appropriately.

Common Tasks

• Minor drywall patching and wall fixes.
• Application of caulking and sealing.
• Touch-up painting duties.
• Repairs to doors, locks, hinges, handles, and cabinets.
• Basic plumbing repairs.
• Installation of fixtures, shelving, mirrors, blinds, and hardware.
• Minor floor, trim, and baseboard repairs.
• Perform tasks related to rental turnovers and preparing listings.
• Install lockboxes and set up access.
• Conduct property condition inspections before listings, showings, or tenant move-in.

Candidate Requirements

• Prior experience as a skilled handyworker, maintenance technician, contractor, or similar role in residential settings.
• Strong understanding of residential repair work, rental turnover procedures, and property readiness standards.
• Access to reliable transportation and availability of essential tools in a truck at all times.
• Possession of a ladder for use on job sites.
• Smartphone (iPhone 13 or equivalent) with a high-quality camera for documentation.
• Comfort with capturing clear photos and videos of properties, access points, repair issues, and completed tasks.
• Ability to write succinct notes and provide updates after each visit.
• Capability to work autonomously with minimal supervision.
• Professionalism, punctuality, reliability, and a detail-focused approach.
• Effective communication skills with landlords, applicants, tenants where applicable, and colleagues.

Preferred Qualifications

• Experience in completing rental turnover repairs.
• Familiarity with preparing properties for photo shoots, showings, inspections, or move-in.
• Experience installing lockboxes and managing property access setups.
• Comfort working within occupied or vacant rental residences.
• Background supporting leasing, property management, maintenance, or residential service operations.

They are proficient in assessing property conditions, performing general repairs, installing lockboxes, documenting any concerns, and ensuring rental properties are ready for listing, showings, lease completion, or tenant move-in. A professional demeanor when interacting with landlords, applicants, tenants, and internal team members is essential. Attention to detail in providing clear photos, videos, notes, timeliness, and clean workmanship is critical. They recognize when work requires licensed trades and escalate those tasks appropriately.
