Mission

The Facilities Manager is responsible for all operational aspects of every square foot Foundational occupies, including the Bay Area office and manufacturing floor. Responsibilities include maintaining power, security, safety, managing vendors, overseeing buildouts, and day-to-day upkeep. This role is critical; without it, the team struggles around broken infrastructures instead of advancing the company.

Expected Outcomes in 6-12 Months

• Implement a maintenance and facilities tracking system covering HVAC, power, security, and equipment upkeep with measurable response times within six months.
• Manage vendor relationships related to janitorial, security, waste, utilities, and maintenance including contract negotiation, SLA enforcement, and budget tracking by six months.
• Complete readiness checklist for upcoming factory buildout, coordinating construction, IT, and safety before machines become operational within six months.
• Establish and oversee a facility safety and compliance program in line with OSHA, fire and life-safety codes, emergency protocols ensuring zero unresolved violations within twelve months.
• Handle office scaling activities including space planning, moves, and procurement without disruption over twelve months.
• Take ownership of the facilities budget, provide monthly spend reports, and initiate at least one cost-saving project in the first year.

Required Skills and Experience

• Experience managing facilities that include both office spaces and industrial or manufacturing environments.
• Direct handling of HVAC, electrical, and life-safety systems without relying solely on property managers.
• Proficiency in negotiating and managing vendor contracts encompassing security, janitorial services, maintenance, and waste handling while enforcing service level agreements.
• Experience coordinating full lifecycle of facility buildout or renovations, covering permits, contractors, and inspections from start to occupancy.
• Strong knowledge of OSHA and local fire and life-safety codes enabling self-sufficient management of compliance with no need for external consultants for routine concerns.
• Capability in managing facilities budgets and independently developing cost models.
• Preference given to candidates with manufacturing, industrial, or laboratory environment experience and familiarity with computerized maintenance management systems (CMMS).
