Job description
Role Overview
Aramark Property is seeking a full-time, on-site Residential Building Manager responsible for overseeing the operational aspects of a modern residential building in Cork, County Cork, Ireland. Reporting directly to the Property Manager and committing to a 40-hour work week, the successful candidate will ensure efficient building maintenance, cleaning, safety, and security at all times.
Core Responsibilities
- Manage daily operations of the residential common areas to maintain optimal functionality.
- Establish and maintain positive, constructive communication with residents, addressing their needs and expectations effectively.
- Supervise and coordinate the work of third-party contractors on site, conducting thorough post-work inspections.
- Conduct regular inspections of all common areas, organizing necessary repairs and maintenance to retain high standards.
- Ensure all building equipment is serviced and maintained per scheduled maintenance plans.
- Perform visual assessments of building fabric and finishes, including balconies.
- Oversee the management and operation of the building's access control system.
- Ensure the security of the premises is maintained consistently.
- Monitor adherence to House Rules, document any violations, and communicate these to the Property Manager.
- Implement emergency procedures for incidents such as fire, flood, break-ins, accidents, and other emergencies.
- Keep the Property Manager regularly updated about all operational developments within the building.
Candidate Requirements
- Proficiency in administrative tasks, including strong working knowledge of Microsoft Excel and Word.
- Excellent communication and interpersonal abilities, with capacity to work independently and collaboratively within a team.
- Competency in supervising contractors, tenants, and public interactions effectively.
- Strong problem-solving skills, capable of managing emergencies and resolving conflicts promptly.
- Experience in maintaining detailed on-site records and providing clear, concise reports to management.
- Familiarity with typical plant and equipment used in residential buildings.
- A positive, proactive "can do" attitude towards work tasks.
- Highly organized with the ability to manage various responsibilities efficiently.
