Development Project Manager

Role Overview

This opportunity is for an experienced project leader in commercial real estate development. The employer is an active owner and developer looking for someone to oversee ground-up builds, redevelopment work, tenant improvement projects, and capital initiatives across its portfolio.

The position acts as the link between ownership, design consultants, and construction teams. Success in the role means delivering projects on time, within budget, and to a high standard of quality. The right candidate will bring solid construction knowledge, strong project leadership, and the ability to coordinate several stakeholders from preconstruction through final closeout.

Project & Construction Management

• Direct the day-to-day progress of commercial development assignments from design phase through closeout.
• Handle new construction, redevelopment, tenant buildouts, and capital improvement work.
• Work with architects, engineers, contractors, consultants, and city or municipal agencies to keep projects moving successfully.
• Make regular site visits to review progress, workmanship, safety, and compliance with project requirements.
• Spot risks early and put practical solutions in place to protect schedule and budget goals.

Budget & Financial Oversight

• Create, track, and manage project budgets through the full construction process.
• Review and approve payment applications, change orders, invoices, and contractor billing.
• Monitor costs, assess financial performance, and respond quickly to budget gaps or overruns.
• Coordinate with ownership and finance teams to maintain accurate reporting and financial control.

Procurement & Contract Administration

• Lead bidding, sourcing, and vendor selection for contractors and consultants.
• Negotiate agreements with general contractors, subcontractors, and other project partners.
• Administer construction contracts while ensuring all obligations and project requirements are met.
• Review change orders and contract updates while keeping the project objectives protected.

Scheduling & Quality Control

• Build and maintain detailed schedules and key milestone plans.
• Watch timelines closely and act early to reduce delays.
• Ensure construction work aligns with quality expectations, design intent, and company standards.
• Manage project closeout tasks such as punch lists, warranty follow-up, final inspections, and handoff to property management or tenants.

Stakeholder Coordination

• Act as the main contact for ownership, designers, contractors, consultants, and other stakeholders.
• Share regular progress updates, milestone tracking, and executive-level reporting with senior leadership.
• Build cooperative working relationships that support accountability and successful outcomes.

Candidate Profile

The employer is seeking a professional with a bachelor’s degree in Construction Management, Civil Engineering, Architecture, or a closely related discipline. A minimum of 7 years of experience in commercial construction or development project management is expected.

Experience delivering ground-up commercial developments, redevelopment projects, or large tenant improvement work is required; retail experience is a plus. Strong knowledge of commercial building methods, project delivery approaches, and contract administration, including AIA contracts, is important.

Applicants should also have experience managing budgets, schedules, procurement, and cost controls across the development cycle, along with familiarity using tools such as Procore, Bluebeam, Microsoft Project, Primavera, or similar systems. Strong communication, negotiation, and relationship-building skills are essential, as is the ability to juggle multiple projects in a fast-moving, deadline-driven environment. A valid driver’s license is required, since travel to properties in the portfolio will be needed as necessary.

Compensation

The expected pay range is $90,000 to $110,000 per year, and bonus potential is available.
