Overview
Reporting to the Director of Operations, the Community Director oversees the operational and financial management of a large community, typically managing over 950 housing units. The role focuses on achieving company objectives by optimizing community performance in personnel oversight, leasing, collections, resident services, maintenance, revenue growth, capital projects, government relations, reporting, and regulatory compliance. Strong communication, collaboration, computer proficiency, and hands-on leadership are crucial to success.
Key Responsibilities
- Manage staff functions including recruitment, hiring, training, performance evaluation, coaching, and disciplinary actions up to termination.
- Serve as the primary contact between the company and government agencies, maintaining open communication lines.
- Oversee daily operations of multi-family military housing properties, ensuring compliance with relevant government agreements.
- Assume responsibility for financial performance within approved budgets, focusing on maximizing cash flow post-debt service while adhering to purchasing policies.
- Lead teams to meet income and occupancy targets through excellent sales, customer service, and relationship management.
- Ensure residents comply with community standards as outlined in the handbook.
- Analyze operational data to identify and implement improvements and revenue-enhancing opportunities.
- Monitor market trends, conduct monthly surveys, and develop competitive strategies to optimize occupancy.
- Promote proactive marketing and advertising efforts, maintaining deep local market knowledge to enhance visibility and profitability.
- Report project progress, act as liaison between management, residents, and military partners, and communicate issues effectively.
- Provide exceptional customer service, promptly addressing resident concerns and coordinating timely maintenance.
- Conduct thorough physical inspections of properties, common areas, and vacant units to ensure safety, cleanliness, and appeal.
- Manage maintenance operations to guarantee compliance with company standards.
- Coordinate occupancy turnover maintenance to meet quality requirements.
- Maintain detailed records of management activities and generate required reports on daily, weekly, and monthly bases.
- Solicit bids and oversee capital improvement projects within budget and company guidelines.
- Manage vendor contracts and relationships to ensure compliance and performance.
- Oversee accounts payable, receivable, and bookkeeping processes.
- Implement and maintain lease renewal programs.
- Supervise risk management and emergency procedures to ensure safety of people and property.
- Adhere to safety protocols and company policies consistently.
- Requires driving a company vehicle or personal/rental vehicle more than 50% of work duties as needed.
Qualifications
- Bachelor’s degree preferred in Business Administration, Marketing, Property Management, or related field.
- 4-6 years of experience in property leasing or similar skills.
- 3-5 years’ experience in property management or operations, with budgeting and financial analysis capabilities.
- 1-3 years of managerial experience overseeing staff.
- Operational management experience, preferably within property management.
- Experience with YARDI software preferred.
- Proficient in MS Office applications including Word, Excel, PowerPoint, and Outlook.
- Excellent verbal and written communication.
- Ability to collaborate effectively at all organizational levels and with military communities and command structures.
- Reliable, self-driven team player with attention to detail, strong communication, client management, and business acumen.
- Maintains professionalism, discretion, and polished appearance.
- Innovative, strategic thinker and coach focused on achieving financial, operational, and resident service goals.
- Daily high-level use of technology platforms is required.
- Thorough knowledge of safety practices.
- Valid in-state Driver’s License mandatory.
- Accredited Residential Manager (ARM), Certified Apartment Manager (CAM) by NAAHQ, and Certified Professional of Occupancy (CPO) certifications preferred.
Compensation and Benefits
The salary range for this role is $145,320 to $189,600 annually, excluding benefits and potential bonuses. Performance bonuses are eligible. Final pay depends on location, skills, education, certifications, and experience, with an emphasis on pay equity. Exceptional candidates may be compensated at the higher end of the range.
