Since acquiring its first property in 2002, the company manages 38 apartment communities, offering more than 10,000 units primarily in the Class B and C segment. The organization focuses on transforming neglected properties into thriving residential communities.

Role Summary

The Regional Manager is responsible for overseeing a portfolio of roughly 1,500 multifamily units across Southwest Houston, including locations in Spring Branch that form part of the larger portfolio. This leadership role entails operational control, financial oversight, and performance management to ensure optimal asset results. The position supports onsite teams, promotes occupancy growth and revenue enhancement, maintains compliance with company and legal standards, and drives operational goals. Travel is local, without extensive multi-city or metro area requirements.

Responsibilities

• Direct and supervise on-site property management teams to meet operational and budget targets.
• Manage a portfolio of properties to sustain occupancy, resident retention, and net operating income goals.
• Collaborate with property managers to establish performance objectives and professional development plans.
• Lead rehabilitation projects on recently acquired or renovated properties.
• Develop and administer annual budgets, monitoring revenues and expenditures to optimize net operating income.
• Analyze financial reports, control costs effectively, and implement revenue-generating strategies.
• Authorize rental applications and leases, and ensure timely rent collection.
• Build a culture of accountability and high performance across assigned sites.
• Implement corporate training programs, communications, and company policies at the property level.
• Manage recruitment, training, and performance management of property managers and team members to ensure outstanding customer service and operational success.
• Conduct competitive market analyses and design marketing and leasing strategies to maintain high occupancy rates.
• Ensure compliance with all relevant city, county, and state regulations concerning properties.
• Perform property inspections to uphold quality, regulatory standards, and enhance curb appeal.
• Serve as the brand ambassador by promoting Indus's mission, vision, and values.
• Engage with local businesses, agencies, and educational institutions to foster community relations and support occupancy and reputation.
• Enhance resident engagement through regular interaction during site visits and events, supporting retention.
• Address escalated resident issues, lease violations, and retention efforts alongside community managers.
• Perform any additional duties as required.

Requirements

• Education: Minimum high school diploma or GED; bachelor's degree in business, marketing, real estate, or related field preferred.
• Experience: At least four years of multi-family property management experience with a minimum of one year in a supervisory or leadership role.
• Licenses/Certifications: Valid Texas driver’s license required; Certified Apartment Property Supervisor (CAPS) certification is advantageous.
• Skills: Strong interpersonal, communication, and customer service abilities; leadership capabilities; sound business judgment and understanding of multi-family real estate operations.
• Compliance Knowledge: Familiarity with federal, state, and local regulations, including Fair Housing laws and health and safety policies.
• Technical Proficiency: Skilled in Microsoft Office and property management software; experience with RealPage is a plus.
• Transportation: Must have a personal vehicle to travel locally within Greater Houston.
