About the role
Thames-Coromandel District Council is seeking an experienced Property & Facilities Manager to provide senior strategic leadership across a varied property portfolio. This position plays a central role in guiding how the Council plans, manages, and prepares for the future across more than 800 properties, which includes over 150 buildings, heritage assets, reserves, and a broad range of community, emergency, and commercial leases.
Partnering with senior leaders across the organisation, you will offer trusted advice and shape the Council’s approach to property and facilities management. The aim is to ensure the portfolio continues to support service delivery, community outcomes, and long-term financial sustainability, while maintaining strong operational standards.
As the leader of a small, capable team, you will build a collaborative and future-oriented environment, bringing together strategic thinking and practical delivery. You will also contribute to major redevelopment work, including projects linked to the Council’s administration buildings in Thames and Whangamatā.
Key focus areas
- Reviewing the property portfolio strategically and identifying opportunities to improve and future-proof it
- Designing and rolling out property, facilities, and fleet management strategies
- Overseeing a proactive and thorough facilities maintenance programme
- Managing contracts and tracking the performance of important property and facilities providers
- Developing strong, value-focused working relationships with contractors, vendors, lessors, and lessees
- Directing and improving property asset management plans
- Providing clear, evidence-based advice to support decision-making across the organisation
About you
The Council is looking for someone who is confident working across both strategic and operational matters, and who brings a forward-looking mindset to property management. You should be analytical, practical, and willing to question existing ways of working in order to improve asset use and management.
You will need strong leadership skills, good judgement, and the ability to influence a wide range of stakeholders. Experience in complex environments and a desire to deliver meaningful outcomes will be important in this role.
What you will bring
- At least 5 years of experience in property and/or facilities management, preferably in a public sector or similarly complex asset setting
- A solid grasp of asset management principles and the ability to turn plans into action
- Knowledge of relevant local government legislation, including the Reserves Act 1977 and Public Works Act 1981
- Proven ability to lead projects and provide high-quality strategic advice
- Established people leadership experience and a commitment to ongoing improvement
- Experience with office refurbishments, redevelopment work, or broader portfolio transformation projects, which would be an advantage
- A tertiary qualification in property, law, or a related field, which would be beneficial
