Position Overview
As a Property Delivery Manager within the Market Delivery Team at Kāinga Ora, you will play a key role in overseeing property acquisitions and divestments. Your mission will be to transform opportunities into successful projects by preparing solid business cases, engaging in strategic negotiations, and managing relationships with stakeholders.
Key Responsibilities
- Lead complex projects in commercial and residential property sectors, including new construction initiatives for valuable property ventures.
- Manage strategic partnerships and negotiations with developers and essential stakeholders to optimize outcomes.
- Ensure projects meet deadlines and reporting standards, while monitoring milestones, maintaining accurate data, and mitigating risks.
- Influence and coordinate with internal and external teams to resolve delays, keeping delivery on schedule and within budget.
- Ensure adherence to all internal policies and legal requirements such as Rights of First Refusal, tax regulations, accounting standards, and legal compliance.
- Support senior leadership in portfolio risk management and comprehensive reporting.
- Collaborate across Kāinga Ora departments to align goals and expectations.
- Maintain a minimum presence of three full days per week onsite to foster collaboration and team cohesion.
Qualifications and Experience
- Tertiary education in property, business, management, finance, or equivalent experience in commercial property contexts.
- Demonstrated track record of successful property negotiations and transactions encompassing both commercial and residential developments including new builds.
- Strong experience interfacing with property developers and adept navigation of the commercial property landscape.
- Proven ability in business development and managing diverse stakeholder relationships, including engagements with Iwi and Māori organisations.
- Exceptional communication skills, with professional verbal and written presentation abilities.
- Solid commercial understanding, financial literacy, and knowledge of property market trends, financing models, and government procurement procedures.
- Adaptability and resilience in a dynamic, fast-moving environment with effective risk and compliance management.
- Possession of a current, full, clean New Zealand driver’s licence.
