Role Overview

MoveSmart Rentals seeks a qualified and dependable Handyworker to service residential rental properties. Responsibilities include conducting listing-readiness evaluations, executing general repairs, installing lockboxes, capturing detailed photos and videos, and determining any additional work required prior to listings, showings, leasing, or tenant move-ins.

Our services include syndicating rental listings across MLS and over 20 platforms, managing each stage from listing creation to move-in coordination.

Key Duties

• Visit residential rental properties for readiness assessments, access verification, approved repairs, and move-in preparation.
• Review property conditions, noting necessary repairs or improvements that impact listing, showings, or move-in standards.
• Photograph and video record properties, access points, lockboxes, repairs, and any concerns affecting leasing processes.
• Install lockboxes and verify access information.
• Carry out routine repairs and light maintenance tasks to ensure property readiness.
• Recommend or create work orders for additional repairs or improvements.
• Return to properties to finish sanctioned work orders before listing, showings, or tenant move-in as necessary.
• Provide detailed reports including notes, images, videos, and updates about completed tasks.
• Maintain professional communication with landlords, applicants, tenants (where applicable), and internal teams.
• Recognize instances requiring licensed trade professionals and escalate accordingly.

General Maintenance Tasks

• Patch drywall and conduct minor wall repairs.
• Apply caulking and sealing as needed.
• Touch-up painting.
• Repair doors, locks, hinges, handles, and cabinets.
• Perform basic plumbing repairs.
• Install fixtures such as shelves, mirrors, blinds, and hardware.
• Fix minor flooring, trims, and baseboards.
• Conduct rental turnover and listing preparation repairs.
• Set up lockboxes and manage access.
• Assess property condition prior to listing, showing, or move-in.

Candidate Requirements

• Previous experience as a skilled handyworker, maintenance technician, contractor, or equivalent position.
• Extensive knowledge of residential repairs, rental turnovers, and property-readiness standards.
• Dependable personal transportation.
• Possession of necessary tools readily available on job sites.
• Access to a ladder for tasks at height.
• Ownership of an iPhone 13 or similar smartphone with a quality camera.
• Comfortable capturing clear photographic and video evidence of properties, access points, repairs, and completed tasks.
• Capable of writing clear, comprehensive notes and submitting post-visit updates.
• Ability to work autonomously with minimal oversight.
• Professionalism, reliability, punctuality, and attention to detail.
• Respectful communication with landlords, applicants, tenants (if applicable), and team members.

Preferred Qualifications

• Hands-on experience with rental turnover repairs.
• Familiarity preparing rental properties for photos, showings, inspections, or move-in.
• Experience installing lockboxes and verifying property access details.
• Comfort working inside occupied or vacant residential rental properties.
• Background supporting leasing, property management, maintenance, or residential service operations.
