Position Overview

This unique Project Manager role involves full ownership of several luxury construction projects, from pre-construction stages to final handover. The role demands meticulous attention to quality, organization, communication, and ensuring client satisfaction. The Project Manager acts as the hub connecting architects, designers, consultants, subcontractors, suppliers, building management, clients, and internal teams. Every decision should advance the project while safeguarding quality, timelines, budgets, and the company’s reputation.

Key Responsibilities

• Lead projects from estimate handoff through completion, developing detailed schedules and coordinating all construction stages.
• Control budgets, generate forecasts, track costs, and ensure financial success.
• Oversee subcontractor performance and responsibility.
• Review contracts, scopes, purchase orders, and manage change orders negotiations.
• Arrange procurement of long-lead and specialty materials.
• Conduct weekly meetings with clients, architects, and consultants to keep projects on track without compromising quality.
• Maintain communication with architects, interior designers, engineers (structural, MEP), expeditors, DOB inspectors, building management, owner representatives, specialty consultants, fabricators, vendors, subcontractors, and SHL field superintendents.
• Interpret architectural, structural, mechanical, plumbing, electrical, and millwork plans to identify and prevent potential conflicts.
• Visit job sites regularly to ensure quality control, verify schedules, monitor safety, coordinate trades, anticipate issues, review completed work, manage punch lists, and conduct client walkthroughs.
• Track budgets, review and approve invoices and subcontractor billing, monitor labor productivity, forecast costs, detect overruns early, and maximize profitability without sacrificing quality.
• Maintain professional client communication, provide timely responses, honest updates, organized documentation, and manage expectations by offering solutions proactively.
• Utilize modern construction management software and be open to integrating new technologies including AI-enhanced tools for communication, documentation, scheduling, and project coordination.

Qualifications

• Minimum 5 years managing high-end residential construction projects.
• Expertise in luxury renovations, brownstone and townhouse construction, apartment remodeling, structural work, interior finishes, millwork coordination, mechanical, plumbing, electrical systems, building envelope, waterproofing, and NYC construction regulations.
• Proficiency reading and interpreting architectural, structural, mechanical, plumbing, electrical, millwork shop drawings, finish schedules, and specifications.
• Strong knowledge of NYC Building Code, permit procedures, DOB inspections, safety standards, and construction sequencing.
