Position Overview
The Community Manager will oversee the comprehensive management and daily operations of a residential community, focusing on maximizing occupancy, enhancing resident satisfaction, ensuring financial health, and leading the on-site team. This role involves cultivating a positive atmosphere, maintaining operational excellence, and complying with relevant company policies and legal regulations.
Key Duties
- Manage daily operations to sustain a safe, clean, and welcoming environment for residents and visitors.
- Conduct apartment showings, clarify lease details, amenities, and community features, and complete leasing documentation accurately.
- Handle rent collection, deposits, and associated accounting following company standards.
- Respond promptly and professionally to resident issues to maintain high satisfaction levels.
- Regularly inspect apartments, shared facilities, and community areas to assess quality and identify maintenance needs.
- Lead, coach, and develop on-site staff aligning with company goals and performance expectations.
- Analyze financial and operational community reports, implementing strategies for revenue improvement and cost control.
- Monitor local market trends and competitors to suggest strategic modifications for enhanced performance.
- Ensure adherence to safety protocols, security measures, and company policies.
- Organize and participate in team meetings and training sessions.
Qualifications
- Six months to one year of experience in property management or related fields, or a comparable mix of education and expertise.
- Demonstrated leadership and team management capabilities, including motivating and holding staff accountable.
- Familiarity with Microsoft Office 365 and property management software, preferably Yardi.
- Strong written and verbal communication skills, adept at managing sensitive or complex situations.
- Effective problem-solving and decision-making abilities.
- Understanding of financial reporting, budgeting, and property operations.
- Capacity to thrive in a fast-moving environment and adjust to shifting priorities.
- Customer service focus with a dedication to resident satisfaction.
Compensation and Benefits
- Competitive salary commensurate with experience.
- 152 hours (equivalent to 19 days) of paid time off annually with carry-over allowance up to 120 hours and additional longevity PTO after 6 and 10 years.
- Nine paid holidays each year.
