Building Operator (Live-In)

Role Overview

The Building Operator is tasked with managing the routine functions of designated apartment buildings, performing general maintenance duties, handling related administrative responsibilities, maintaining cleanliness, and delivering excellent tenant support.

Key Responsibilities

• Conduct scheduled inspections of both interior and exterior communal spaces and oversee contractor activities, documenting any damages or deficiencies and initiating necessary maintenance actions.
• Respond swiftly to maintenance requests including emergencies, handling minor repairs such as plumbing, electrical, and carpentry within occupied units; prepare and restore vacant or turnover units as needed; maintain cleanliness in storage and boiler areas; manage snow removal and salting as well as waste disposal.
• Complete all preventive maintenance tasks on site, involving annual checks of fire safety equipment (fire panels, sprinklers), HVAC systems, and backflow testing, ensuring proper documentation is acquired for records.
• Support annual budget creation by preparing inspection and deficiency reports; review and approve invoices, service contracts, and purchase orders for cost-effectiveness and accuracy; consistently monitor expenditures to remain within budget limits.

Qualifications

• Post-secondary education relevant to the field and a minimum of three years experience managing HVAC equipment, Building Automation Systems (BAS), and Fire Alarm Systems (FAS) within Class A residential properties are required.
• Must hold a valid driver's license with a clean driving record accompanied by valid automobile insurance.
• Proficiency in computer software including Word, Excel, and email/browser use is necessary.
• Physical capability to lift up to 50 pounds, bend, push, pull, and navigate stairs is essential.

Working Conditions and Benefits

• Position based in Trenton, Ontario, Canada with a live-in arrangement including provided apartment rent.
• Competitive annual compensation of $62,000 inclusive of on-site housing.
• Utilities and parking facilities are covered by the employer.

• Work schedule includes rotating shifts, mandatory weekend availability, and on-call duties.
