Overview
The Senior Associate is responsible for managing and enhancing the performance of designated property assets. This involves overseeing operations, leasing processes, financial controls, stakeholder coordination, and vendor management. The role aims to ensure excellence in service delivery, compliance with regulations, cost-effectiveness, tenant satisfaction, and ongoing asset improvement to maximize value and sustainability.
Key Responsibilities
- Manage operations and maintenance of assigned properties to meet operational, contractual, and regulatory standards.
- Regularly inspect assets to maintain safety and quality benchmarks.
- Act as primary liaison between tenants, stakeholders, management teams, and service providers.
- Coordinate efforts among Property Management, Facilities, and Finance departments for seamless asset operations.
- Supervise routine maintenance planning and ensure effective execution and reporting.
- Administer tenant leasing processes, including onboarding, lease documentation, occupancy monitoring, and lease renewals.
- Approve move-in/out reports, unit reinstatement costs, rental proposals, and associated invoices.
- Evaluate outsourced service contracts, monitor performance against SLAs, approve KPIs and invoices, and support vendor negotiations.
- Handle approvals and oversight of ad-hoc material requests and related invoicing.
- Oversee financial aspects such as invoice validation, budget monitoring, rent collection coordination, and financial performance tracking with recommendations for cost savings.
- Prepare and maintain detailed operational, financial, and occupancy reports regularly.
- Identify, report, and mitigate risks related to operations, finances, and compliance, ensuring insurance policies are current.
Qualifications & Experience
- Bachelor's degree in Business Administration, Real Estate, Property Management, or related discipline.
- Proven background in managing residential or accommodation properties.
- Expertise in leasing, contract administration, facilities management, and asset operational oversight.
- Strong financial skills encompassing budgeting and expenditure control.
- Excellent abilities in stakeholder engagement, negotiation, communication, problem-solving, and organization.
