Role Purpose
The Property Manager plays a crucial role in facilitating Guardian Singapore's retail expansion and managing its property portfolio. This position oversees all phases of real estate processes including site evaluation, lease negotiations and renewals, lease administration, and landlord relationship management to align with the business goals of the retail network.
Key Responsibilities
- Identify and support evaluation of potential retail sites through thorough market research and benchmarking.
- Manage new leases, renewals, and relocation processes.
- Assist in lease negotiations with landlords and property agents, coordinating documentation alongside the legal team.
- Deliver regular updates on property pipeline, negotiations, and site progress.
- Conduct financial assessments such as rental proposals, occupancy cost analyses, ROI, and payback evaluations to guide property decisions.
- Develop and monitor property budgets ensuring alignment with strategic business plans.
- Seek opportunities to increase portfolio profitability through lease restructuring, rental negotiation, and commercial improvements.
- Establish and maintain strong partnerships with landlords, developers, and property consultants.
- Collaborate closely with internal teams across Operations, Finance, Legal, Commercial, Projects, and Marketing to support retail growth initiatives and smooth execution.
- Maintain accurate property records, databases, and reporting metrics, monitoring key performance indicators regularly.
Qualifications and Skills
- Bachelor’s degree in Real Estate Management, Business Administration, or similar disciplines.
- 5 to 8 years of professional experience in property management, preferably with familiarity in the health and beauty sector.
- Proven experience managing relationships with landlords, developers, and property consultants across multiple retail locations.
- Strong negotiation abilities with a track record of securing advantageous lease terms and managing landlord relations effectively.
- Competence in budgeting, cost control, and financial analysis including ROI calculations.
- A proactive approach towards problem-solving, resource optimization, and adaptability to change and continuous learning.
