Job description

Position Overview

The Porter reports directly to the Property Manager and may take guidance from the Maintenance Supervisor. This role is essential in upholding high standards of cleanliness, maintenance, and repair across assigned apartment communities, which may encompass various building types and locations.

Key Duties and Responsibilities

  • Begin each day with approximately 30 minutes of administrative tasks such as completing assigned online training, reviewing company communications through internal platforms, and participating in team meetings. Close coordination and communication with management and support staff is required.
  • Maintain the exterior grounds, amenities, leasing office, parking areas, and community buildings with meticulous attention to detail.
  • Ensure daily removal of trash from office spaces and community perimeters.
  • Support unit preparation by removing waste from vacant apartments prior to make-ready procedures.
  • Assist maintenance and management teams with assigned tasks promptly and efficiently, including cleaning of available apartments, model units, shared bathrooms, hallways, breezeways, and elevators.
  • Participate in snow removal activities when necessary.
  • Help troubleshoot and repair mechanical, carpentry, and electrical issues.
  • Report any maintenance issues concerning apartments, models, clubhouse, or common areas promptly to Maintenance Supervisor.
  • Keep trash rooms, enclosures, compactors, containers, and surrounding property areas clean and orderly.
  • Contribute to the success of supportive service programs.
  • Engage in continuous development through the Pennrose Academy to enhance technical skills and knowledge.
  • Identify and immediately address unsafe conditions, complying with all safety regulations at local, state, and federal levels.

Performance Indicators

  • Consistently maintain clean property grounds and building interiors.
  • Improve turnaround time and quality in unit preparation.
  • Reduce property liability risks arising from staff neglect.
  • Achieve positive feedback on resident satisfaction surveys.

Required Qualifications and Experience

  • High School Diploma or GED preferred.
  • Minimum of one year experience in property maintenance or a similar role.
  • Valid driver’s license with insured vehicle and ability to travel between properties.

Working Conditions and Physical Requirements

  • Willingness to work flexible and periodic hours.
  • Travel by automobile and plane as needed.
  • Ability to work in transitional neighborhood environments.
  • Physical capacity to climb stairs, use elevators, bend, squat, reach overhead, and lift equipment as required for maintenance duties.

Compensation

The role pays $20 per hour.
