Role Overview
The Associate in Acquisitions & Asset Management plays a crucial role, leading underwriting and financial analysis for acquisitions and developments while overseeing asset management activities across the company’s portfolio. Reporting to the Director of Development and working from the Oakland office, this position demands strong independent judgment, attention to detail, and collaboration with senior leadership on investment decisions. The role is designed to enhance deal capacity, combining investment acumen with development knowledge and providing a career track towards project leadership and expanded portfolio management.
Key Responsibilities
- Lead the creation and management of complex Excel-based property-level financial models including acquisition pro formas, sensitivity tests, scenario evaluations, and promote waterfall structures.
- Design and validate underwriting assumptions involving rent comparisons, submarket dynamics, capitalization rate trends, and comparable sales supported by detailed market research.
- Manage acquisition due diligence tasks for new investments coordinating third-party consultants for property condition reports, environmental assessments, lease reviews, loan and joint venture agreements, appraisals, and service contracts.
- Prepare investment committee documentation and offering memoranda for acquisitions, developments, financing, and disposition transactions, presenting these to senior leadership.
- Supervise monthly asset management reporting processes ensuring quality review prior to internal and investor distribution.
- Coordinate the annual budgeting process and quarterly asset valuation alongside the VP of Asset Management and property teams.
- Evaluate and advise on lease rates, renewal offers, and lease expiration timelines.
- Compile weekly submarket reports covering various operational regions.
- Conduct financial analyses related to capital planning, refinancing scenarios, and evaluation of sell or hold decisions.
- Develop and implement asset-level business plans, monitor performance against initial underwriting, and recommend adjustments as needed.
- Manage construction draw preparation and lender reporting for assets under development.
- Maintain communications with property-level service providers such as regional and property managers and maintenance personnel as well as asset-level partners including brokers, attorneys, architects, contractors, and lenders.
Required Skills and Qualifications
- 3 to 5 years of intensive analytical experience within commercial real estate, preferably with multi-family exposure, including roles in investment banking, institutional investment funds, or operator-led platforms with demonstrated investment and/or asset management responsibilities.
- Advanced Excel skills with the ability to design multi-tab financial models, perform waterfall analyses, IRR and equity multiple computations, debt sizing, and sensitivity analysis.
- Strong foundational knowledge of real estate finance concepts such as net operating income, cap rates, debt structures, GAAP accounting principles, and LP/GP waterfall distribution mechanics.
- Excellent written communication skills demonstrated by producing memos, investor reports, and external materials intended for partners and limited partners.
- Ability to independently manage multiple real estate transactions and deadlines simultaneously from letters of intent through closing.
- Proficiency with real estate software like Yardi, RealPage, and CoStar; experience with Juniper Square is advantageous.
