Role Overview

We seek a seasoned Senior Maintenance Supervisor to oversee maintenance activities across multiple residential properties. The candidate will lead vendor management, ensure quality control, coordinate with internal teams, and guarantee prompt and cost-efficient maintenance delivery. This role demands a hands-on professional adept at managing fieldwork, maintaining precise records, and fostering client satisfaction.

Key Responsibilities

• Manage comprehensive maintenance operations across assigned residential complexes.
• Evaluate maintenance requests and prioritize interventions based on urgency.
• Assign tasks to vendors, monitor workmanship quality and adherence to timelines.
• Perform routine property inspections and quality audits.
• Supervise various maintenance work including civil, plumbing, electrical, carpentry, painting, and finishing tasks.
• Approve completed maintenance work and documentation.
• Oversee repair expenditures, material utilization, and vendor billing accuracy.
• Detect repetitive issues and propose preventive maintenance measures.
• Liaise with tenants, property owners, and internal departments to address maintenance problems.
• Manage escalation cases ensuring timely resolution.
• Maintain records of maintenance activities, reports, and related paperwork.
• Assist in budgeting, vetting vendors, and optimizing costs.
• Ensure adherence to company safety standards and quality protocols.

Candidate Profile

• Diploma or Bachelor’s degree in Civil Engineering, Mechanical Engineering, or related disciplines favored.
• Three to six years of experience in property maintenance, facility management, construction oversight, or real estate operations.
• Proficient knowledge of civil, plumbing, electrical, carpentry, painting, and finishing processes.
• Experience managing vendors and coordinating maintenance tasks.
• Strong skills in repair cost estimation, material management, and controlling expenses.
• Capability to oversee multiple maintenance operations concurrently.
• Excellent leadership, communication, and problem-solving abilities.
• Willingness to conduct regular field visits across Bangalore.
• Comfortable with smartphone usage and basic reporting tools.
• Possession of two-wheeler and valid driving license is advantageous.

Compensation and Benefits
