Residential Leasing Manager

Role Overview

The Residential Leasing Manager will be accountable for optimizing occupancy levels and revenue results across a specified residential property portfolio. Reporting to the Property Manager, this role serves as the chief revenue driver, integrating operational property management functions with successful commercial leasing activities.

Primary Duties

• Develop and implement leasing strategies to maximize occupancy and rental income.
• Manage the full leasing lifecycle, ensuring rapid response to enquiries and a high conversion rate from viewings to offers.
• Collaborate with Property Management to proactively handle lease renewals, aligning rental increases with market trends.
• Provide weekly market analysis reports covering competitor actions, rental trends in Riyadh, and supply-demand dynamics to guide pricing.
• Ensure all property listings comply with global brand standards, using quality photography and virtual tours.
• Partner with marketing to plan and carry out campaigns targeting difficult-to-lease units.
• Ensure vacant units are presentable for viewing through regular inspections and coordinate necessary preparations.
• Negotiate lease terms and payment schedules within authorized limits, ensuring tenant qualification aligns with financial and community standards.
• Supervise leasing documentation preparation to protect landlord interests.
• Manage lease registrations on the Ejar platform maintaining 100% compliance with Ministry regulations.
• Ensure adherence to the Real Estate General Authority rules and the Real Estate Brokerage Law in all leasing operations.
• Perform tenant KYC checks using Absher/SIMAH and verify eligibility.
• Draft lease agreements that mitigate potential disputes and protect asset value.
• Serve as primary contact for new tenants to facilitate smooth onboarding and handover.
• Maintain ongoing tenant relationships to build community engagement and loyalty.
• Implement tenant satisfaction surveys and report outcomes with improvement strategies to management.
• Analyze and reduce tenant turnover by enhancing retention approaches.

Required Skills and Experience

• 3 to 5 years experience in residential leasing or property management, ideally with international real estate consultancies or prominent local developers.
• Bachelor’s degree in Business, Real Estate, or a related discipline.
• Fluency in Arabic and English, both spoken and written, is essential.
• Strong command of property management software such as Yardi and adeptness with the Ejar electronic registration system.
