Job Overview
The Regional Manager position entails overseeing daily operations of a varied portfolio located in Las Vegas, Nevada. Responsibilities span financial results, resident happiness, and operational standards across a range of conventional and weekly rental properties. Success in this role requires strong leadership, accountability, and a drive to promote thriving communities within a competitive market.
Key Duties
- Manage several conventional properties to meet operational and financial objectives.
- Coach and develop on-site staff to reach high occupancy and optimal performance.
- Drive growth in net operating income (NOI), manage expenditures, and set strategic budgets across the portfolio.
- Develop and enforce effective leasing, marketing, and resident retention programs to sustain occupancies.
- Supervise maintenance efforts and capital improvement initiatives to bolster property value.
- Analyze financial data, market conditions, and property metrics to enhance operational efficiency.
- Ensure adherence to Fair Housing laws, company protocols, and industry best practices.
- Act as a primary contact for ownership, vendors, and stakeholders to maintain strong partnerships.
Qualifications
- At least 5 years of experience in a Regional Manager or equivalent role managing multi-site multifamily housing portfolios, specifically with recent work in the Nevada market.
- Demonstrated ability to lead, develop, and hold Community Managers and on-site teams accountable for operational, financial, and occupancy targets.
- Expertise in financial management including budgeting, analysis, and expense control.
- Proven skill in crafting and executing leasing and retention strategies, improving occupancy, managing delinquency, and enhancing property performance.
- Familiarity with leasing approaches, rent setting, and competitive market evaluation.
- Competency using property management software such as Yardi or RealPage.
- Willingness and ability to frequently travel across Las Vegas for property supervision and site visits.
- Highly driven, goal-oriented, and able to perform in a fast-paced environment.
- Strong interpersonal skills for engaging with owners, residents, and team members.
- English fluency required; Spanish language skills (written and verbal) are strongly preferred.
Physical Requirements
- Capability to climb stairs and navigate multi-level buildings as necessary.
- Ability to occasionally lift or move items weighing up to 25 pounds (e.g., documents or small equipment).
- Comfort working in varied settings including offices, construction zones, and external property grounds.
- Effective verbal communication skills in person and via telephone.
- Proficiency with computers, mobile devices, and standard office technologies.
