About the Role
Colstay Limited (Hive Hostels) is looking for an organised and proactive Property Manager to take charge of the daily functioning of student hostel properties in Mumbai. The role centres on keeping tenants, maintenance teams, and management aligned so residents experience a safe, comfortable, and well-run living space.
Key Responsibilities
- Serve as the main contact for tenants, handle concerns quickly, and maintain strong tenant relationships.
- Review prospective tenants and carry out background verification before move-in.
- Manage lease paperwork, including agreements, renewals, and closures.
- Track rent payments, pursue overdue amounts, and monitor other applicable charges.
- Arrange and support eviction proceedings and legal steps when necessary.
- Inspect the property on a regular basis to ensure standards are being met.
- Coordinate housekeeping and maintenance teams and oversee their day-to-day work.
- Organise repairs, monitor issue resolution, and make sure problems are addressed on time.
- Maintain operating budgets, financial records, and reporting for the property.
- Study market movement and rental benchmarks to support pricing decisions.
- Keep documentation accurate, complete, and well organised.
- Ensure adherence to local landlord-tenant regulations, company policies, and property rules.
Requirements
- Ability to manage tenant communication and resolve issues promptly.
- Experience handling lease administration, rent tracking, and property documentation.
- Comfort with property inspections, compliance, and enforcing standards.
- Capability to supervise support staff such as housekeeping and maintenance teams.
- Strong coordination, record-keeping, and operational monitoring skills.
- Candidate preference stated for females.
