Manager - Development Financial Analysis

About the Role

Qiddiya Investment Company is recruiting a Manager for Development Financial Analysis to drive the financial strategy for hospitality development projects. This position focuses on thorough financial planning, modeling, and analysis to assess investments and feasibility. The role requires working closely with project teams and stakeholders to deliver balanced financial strategies that align with organizational goals and optimize project outcomes.

Key Responsibilities

• Analyze macroeconomic indicators, tourism trends, and hotel sector developments to guide investment choices.
• Support strategic planning by providing analytical insights, benchmarking data, and decision-making assistance.
• Assist in capital expenditure planning through cost assessments, scenario analysis, and sensitivity testing.
• Identify opportunities to enhance value and improve project results.
• Conduct financial evaluations of new development projects using metrics such as NPV, IRR, and payback periods.
• Create and maintain detailed financial models for feasibility assessments, investment reviews, and approval processes.
• Prepare projected financial statements, investment documents, and related materials for internal and external stakeholders.
• Support investor funding processes by delivering clear and precise financial documentation.
• Contribute to post-project reviews by comparing forecasted results with actual performance and extracting key lessons.
• Assist Development and Hospitality Business Unit teams with project plans, financial analysis, and monitoring.
• Track portfolio KPIs including IRR, cash flow, EBITDA, average daily rate, occupancy, and revenue per available room.
• Develop dashboards, reports, and executive summaries to communicate the status of projects and portfolios.
• Support evaluation of global hotel development opportunities through data compilation, modeling, and summary reporting.
• Serve as the primary contact for financial and performance queries among stakeholders.
• Present financial analysis, investment recommendations, and project overviews to senior leadership.
• Collaborate with operators, consultants, and project teams to verify assumptions and ensure data accuracy.
• Maintain high standards of accuracy and consistency in all financial models and feasibility reports.
• Implement standardized templates, assumptions, and documentation for stage-gate processes.
• Assist in developing dashboards and reporting tools for portfolio oversight.
• Recommend process enhancements to improve analysis rigor, reporting quality, and data integrity.

Qualifications and Experience

• Bachelor's degree in Finance, Economics, Hotel Management, Applied Mathematics, or a related discipline.
• 3 to 6 years of relevant experience in financial analysis, feasibility studies, and investment modeling, ideally within hospitality, real estate, or consulting sectors.
• Excellent communication and presentation skills with the ability to create structured, executive-level reports.
